Cipriani-branded residences combining 146 condominiums with a 110-room hotel in downtown West Palm Beach. Residences from $1.6M. Delivery 2027.
Project Overview
Mr. C Residences is a Cipriani condo-hotel combining 146 branded residences with a 110-room hotel, three Bellini dining venues, and a hotel rental program on the lower floors. Created by fourth-generation hoteliers Ignazio and Maggio Cipriani in partnership with Terra and Sympatico Real Estate, the project brings the family’s hospitality brand to downtown West Palm Beach.
Rising 27 stories at 320 Lakeview Avenue, Mr. C combines 146 branded residences with a 110-room hotel, structured to provide concierge, room service, and food and beverage to condominium owners through the integrated hotel operation. The same hotel-residence operating model runs at Mr. C Beverly Hills, Mr. C New York, and Mr. C Coconut Grove.
The food and beverage program centers on the Bellini concept, with three venues across the building: a ground-floor café, a 25th-floor restaurant, and a private rooftop lounge. Architecture is by Arquitectonica, interiors by Meyer Davis in collaboration with the Cipriani brothers, and the building carries LEED certification.
Delivery is scheduled for 2027.

The Team
Terra, led by CEO David Martin, is one of South Florida’s most active real estate development firms. The company’s portfolio includes Five Park in Miami Beach and the sold-out Mr. C Residences in Coconut Grove.
For this project, Terra partnered with the Morrison family’s Sympatico Real Estate, longtime Palm Beach County investors who assembled the 1.3-acre site. The joint venture secured a $285 million construction loan from Tyko Capital.
Brothers Ignazio and Maggio Cipriani are fourth-generation members of the family known internationally for restaurants, event spaces, and luxury residences. They created Mr. C to bring European-influenced hospitality to a residential format.
The Mr. C brand launched with the Beverly Hills property in 2011 and has since expanded to New York, Miami, and Dubai. West Palm Beach marks the brand’s third South Florida property.
Location
Mr. C Residences is located at 320 Lakeview Avenue in downtown West Palm Beach, along South Dixie Highway. The building sits between the Palm Beach County Convention Center and Howard Park, with western exposure toward Palm Beach Island and the Intracoastal Waterway.
The site is walkable to the Norton Museum of Art, Kravis Center for the Performing Arts, and Rosemary Square. Palm Beach International Airport is approximately 10 minutes by car, and the downtown Brightline station connects to Miami and Orlando.

Mr. C offers one- through four-bedroom residences ranging from 830 to 2,200 square feet. All units feature open layouts, 10-foot ceilings, private terraces, and interiors designed by Meyer Davis.
Fifty-seven Resort Residences on floors 2 through 8 are designated “Hotel Residences” and are eligible for the Mr. C hotel rental program. These units are furnished to hotel specifications. The dining program includes three Bellini-branded venues: Bellini Café (ground floor), Bellini Restaurant (25th floor), and the Bellini Rooftop Lounge (private). Residents can also access 24-hour room service, in-residence dining, and event catering.
Building services include 24-hour concierge, valet parking, a dedicated resident porte-cochère, and three resident-only elevators. Yes. Fifty-seven Resort Residences on floors 2 through 8, designated “Hotel Residences,” are eligible for the Mr. C hotel rental program. These units are furnished to hotel specifications by Meyer Davis and Mr. C, and are managed as part of the hotel’s room inventory when the owner is not in residence.
Owners of Hotel Residence units should be aware that Florida law prohibits homestead exemption on hotel-condo units enrolled in a rental program. This has meaningful property tax implications compared to traditional condominium ownership.
Upper-floor residences (floors 8 through 27) are not part of the hotel program and operate as standard condominiums. Revenue projections and management fee structures are available through the developer’s sales team. For buyers evaluating rental income potential across different buildings, our condos page provides building-by-building context. For tax planning, consult a Florida-licensed CPA familiar with hotel-condo structures.
The building maintains complete separation between hotel and residential operations. Hotel guests and residents use separate arrivals, separate lobbies, and separate elevator banks. The condominium has three dedicated elevators reserved for residents only.
The private 8th-floor amenity deck is restricted to condominium owners and is not accessible to hotel guests. The three Bellini dining venues are shared between hotel guests and residents, though the Bellini Rooftop Lounge operates as a private venue.
This separation model mirrors the structure at Mr. C Coconut Grove. Some competing hotel-condo projects in the market share lobby and elevator access between hotel guests and residents. For buyers comparing these structures, our new developments page covers separation protocols across active projects. See also our West Palm Beach condos index for traditional condominium alternatives.
Comparable branded hotel-condo developments in South Florida typically assess between $1.50 and $3.00 per square foot per month, though actual fees at Mr. C will depend on the final budget adopted by the condominium association. One pre-delivery broker estimate cites $2.19 per square foot per month .
Monthly assessments at branded developments typically exceed those at traditional condominiums. The additional cost reflects hotel staffing, food and beverage operations, and the full-service amenity program. Buyers should model these costs against comparable buildings when evaluating total cost of ownership.

Mr. C Residences is the first branded luxury development in West Palm Beach, which distinguishes it from the traditional condominium projects in the market. The Cipriani brand provides an integrated hospitality layer, including dining, room service, and hotel-managed rental options, that non-branded buildings do not offer.
In terms of price per square foot, Mr. C positions between the waterfront towers north of Okeechobee Boulevard (such as The Bristol) and more conventional downtown projects. The unit sizes (830–2,200 SF) are generally smaller than competing buildings, reflecting the hotel-residence hybrid format.
The branded service model and hotel rental program serve a different buyer profile than traditional condominiums. Our new developments page provides side-by-side comparisons of every active project in Palm Beach County.
At a similar price range, The Berkeley Palm Beach (193 residences, from $1.9M) offers Clear Lake waterfront and larger floor plans with family-oriented amenities but no hotel services or dining program. Olara (275 residences, from $1.7M) provides Intracoastal waterfront, a private marina, a Josu00e9 Andru00e9s restaurant, and 80,000 SF of amenities without the hotel component. Mr. C’s distinguishing factor is the integrated Cipriani hospitality layer and rental income potential through the hotel program.
The building includes three Bellini-branded dining venues operated by the Cipriani family. Bellini Café, located on the ground floor, is modeled after a classic Italian pasticceria and is open to the public. Bellini Restaurant, on the 25th floor, serves Italian cuisine with views of Palm Beach Island and the Atlantic.
The Bellini Rooftop Lounge operates as a private venue with direct views across the Intracoastal. Residents also have access to 24-hour room service, in-residence dining for private events, and event catering managed by the hotel’s food and beverage team.
Unlike developments that lease ground-floor space to third-party restaurant operators, Mr. C operates its dining venues in-house through the Cipriani brand. For buyers who prioritize on-site dining, our new developments page notes food and beverage offerings at each project. See also our West Palm Beach condos index for buildings with restaurant tenants.
Property taxes at Mr. C Residences are assessed at the Palm Beach County millage rate, which varies by assessed value and applicable exemptions. Florida has no state income tax.
Buyers who plan to use their unit as a primary residence may qualify for Florida’s homestead exemption, which caps annual assessed value increases at 3% and provides a $50,000 exemption from taxable value. However, units enrolled in the Mr. C hotel rental program (floors 2–8) are not eligible for homestead exemption under Florida law.
For buyers purchasing through an entity (LLC or trust), homestead eligibility depends on the ownership structure. We recommend consulting a Florida-licensed tax attorney before closing. For additional context on purchasing in the Palm Beach County market, visit our buyer services page or contact our team for a referral to qualified tax counsel.
