The 3-Phase approach reverses the sequence: the price is tested and demand built privately, and the public launch follows with both in hand. The result depends on local execution, which is our part.

Discreet price discovery and buyer qualification
Your property is marketed within the Compass network only: visible to Compass agents and their clients, with no MLS listing, no Zillow and no public listing record. This is where the price is tested against real demand, the marketing material is built, and buyer feedback is gathered before anything is public. Most pricing feedback arrives within the first two weeks. By week three you have a clear read on whether the market supports your number or an adjustment would strengthen your position, before anyone outside Compass has seen the listing. Visible on Compass.com first, with engagement data
Your listing appears on Compass.com, visible to agents and consumers, but not yet on the MLS or the portals. Compass shows us who is viewing and saving the listing and from where, and Reverse Prospecting identifies agents with matching buyer searches. This is also when we make sure the documents a buyer will ask for are ready, so a showing can lead to a contract without delay.
Full public launch, with demand already built
With the price tested and buyer interest measured in the first two phases, your property launches across the MLS and the major portals with its photography, film, floor plans and advertising complete. Buyers who followed the property through Phases 1 and 2 arrive ready, and new buyers meet a listing with demand already behind it. When several qualified parties engage in the same window, your position on price is stronger.

Scarce properties, whether oceanfront, superior lots or notable architecture, can command a premium when they are presented well. The 3-Phase approach builds the case and the demand before the public sees the price.

We work at the top of the Palm Beach County market: the island of Palm Beach, Jupiter Island, the waterfront communities from Manalapan to Jupiter, and the private clubs. We have run phased campaigns in these submarkets and know which agents in New York, Greenwich, Chicago and the Bay Area are representing buyers for this corridor. These are Compass’s aggregate national figures comparing properties marketed through all three phases with properties listed directly on the MLS. They are averages across price points and markets, and they do not predict the result for any one property. We think the conditions in Palm Beach County’s luxury segment suit a phased launch: a concentrated buyer pool, a seasonal cycle and a culture of private sales. Commission is discussed in your first meeting and set in the listing agreement. The phased strategy is how we sell. It is not a premium service or add-on. Applicable Compass programs, including Compass Concierge for pre-sale improvements, are covered in the same conversation.
Each phase produces real feedback, so decisions are not made on assumptions. If the private phase says the price needs adjusting, you adjust it privately. If the market moves during Phase 2, you can pause, recalibrate or move to Phase 3 on what you are seeing.
We represent both buyers and sellers. When a buyer client is interested in a property we have listed, we act for both sides as a transaction broker under Florida law, with written disclosure to each. We do not hand either client to another agent to avoid the situation. Both know where they stand from the start.
Your attorney, CPA, trust officer or family office can be included at any stage, from pricing to offer review to closing logistics. We keep them informed on your authorization. Many of our transactions involve trusts, LLCs or family office oversight, and we are used to working that way.
You hear from us after showings and whenever something changes, by call or text if you prefer it. During the private and Coming Soon phases we share what Compass’s tools show about agent and buyer interest. Once the listing is public, we add how the portals and the advertising are performing. Phase 1 is time-limited by design, typically two to four weeks. If engagement is below expectations, that data itself is valuable: it tells us the price or positioning needs adjustment before public exposure. The risk of staleness is materially lower in Phase 1 than on the MLS, because there is no public days-on-market count, no price-drop history, and no Zillow “price cut” badge. The private phase absorbs the calibration period that would otherwise occur in full public view.
Showings in the private and Coming Soon phases are by appointment with qualified buyers or their agents, and for properties above $10M we ask for proof of qualification before scheduling. We accompany showings ourselves and schedule them with your household in mind. Your privacy requirements are agreed before the first appointment.
You can accept it. There is no obligation to proceed to Phase 2 or Phase 3. Some properties sell entirely within the Private Exclusive phase. We prepare a comparative analysis from recent closed sales, active and withdrawn listings, and off-market sales we know of, specific to your property type, location and condition. Phase 1 pricing can start at the top of the defensible range, because an adjustment made privately leaves no public record. The feedback from the private phase lets you settle the price before it appears on any portal. Our valuation process is the place to start.
Architecture-forward photography, cinematic video, professional floor plans, and written positioning copy. For properties above $5M, we typically add drone coverage and neighborhood context footage. These assets are completed before your property enters the market at any phase, so that every stage of the campaign presents the property at its highest level from day one.
