The Building
Olara is a 26-story tower of 275 residences at 1919 North Flagler Drive, on an Intracoastal site of about four acres at the waterway’s widest point. José Andrés’s first Palm Beaches restaurant anchors nearly 80,000 square feet of amenity space managed by Arch Amenities Group. A full-building generator serves every residence as well as the common areas and elevators. Every unit has 10-foot ceilings, 10-foot-deep terraces, Gaggenau appliances, honed marble surfaces and custom Italian cabinetry. Residences run from about 1,500 to more than 4,200 square feet. A second tower holds 170 rental apartments. Savanna, a New York developer founded in 1992 by Christopher Schlank and Nicholas Bienstock, is building its first South Florida project with Arquitectonica’s Bernardo Fort-Brescia. Gabellini Sheppard Associates designed the interiors. Savanna closed construction financing in March 2025 with Zeckendorf Development, Sculptor Real Estate, One Investment Management and Octo Capital. SavCon and Gilbane are the general contractors. A private marina with six slips gives direct Intracoastal access. The Mactaggart Family Partnership is a capital partner. Construction began in March 2024. Delivery is expected in 2028.

Olara occupies an approximately 4-acre site at 1919 North Flagler Drive, directly across the Intracoastal from Palm Beach Island at the waterway’s widest point. The site sits on the west bank, with eastward views across the water to the island and the Atlantic beyond.
The address is just north of downtown West Palm Beach: five minutes from The Square (CityPlace), eight minutes from Clematis Street, ten minutes from Worth Avenue on Palm Beach Island. Palm Beach International Airport is approximately 12 minutes by car, and the Brightline station is a 10-minute drive. The Royal Park Bridge provides direct access to Palm Beach Island.

Pricing is set by the developer and changes as residences sell, so we do not publish a price list here. Two-bedroom plus den layouts of about 1,500 square feet are the entry tier. Three-bedroom plus den residences run from about 2,200 to 3,000 square feet. The penthouse collection runs from about 3,500 to more than 4,200 square feet with private rooftop space and 270-degree views. Every residence has 10-foot ceilings, 10-foot-deep terraces and Gaggenau appliances.
Finishes include honed marble counters and custom Italian cabinetry, with interiors by Gabellini Sheppard Associates. Two parking spaces come with each unit. All layouts feature flow-through floor plans with 10-foot ceilings and 10-foot-deep terraces.
Standard finishes include European-style kitchens with Gaggenau appliances, honed marble countertops, custom Italian cabinetry, Brazilian-crafted closets, and smart home technology pre-wired for automation. Penthouse residences add private rooftop space and 270-degree water and skyline views.

Delivery is expected in 2028. The groundbreaking ceremony took place in March 2024 with West Palm Beach Mayor Keith James in attendance. Vertical construction began at the podium level in late 2025. SavCon and Gilbane are serving as general contractors, backed by construction financing from a consortium including Zeckendorf Development, Sculptor Real Estate, One Investment Management, and Octo Capital.
Partners include the Mactaggart Family Partnership, which brings more than 100 years of real estate investment history. Savanna, the New York-based developer behind the project, secured the construction loan through its institutional capital-markets relationships. Olara is the firm’s first South Florida project.

Yes. Olara has a private marina with six slips, houseboats and a boating concierge. Boats reach the Atlantic through the Palm Beach Inlet without trailering. The marina sits beside the waterfront gardens by EDSA, the waterfront veranda and the 8,500-square-foot José Andrés restaurant. Yes. José Andrés is opening an 8,500 SF waterfront restaurant at Olara, his first dining concept in the Palm Beaches. The restaurant will be open to the public; residents receive priority reservations and in-residence dining service.
Andrés operates over 30 restaurants globally, including Zaytinya, Jaleo, and The Bazaar. His team will also oversee food and beverage service across Olara’s amenity spaces, including the waterfront veranda and juice bar. Because the restaurant operates within the building’s amenity program rather than as an independent lease, food and beverage service extends to pools, lounges, and private residences.

South Flagler House has 108 residences by Robert A.M. Stern Architects, and The Berkeley, also by Arquitectonica, sits closer to downtown on Clear Lake. Mr. C Residences adds a Cipriani hotel, dining and a hotel rental program.
Olara offers larger residences, Intracoastal frontage and a marina without a hotel. Each building serves a different buyer in price, unit count and amenity structure. Olara’s condominium declaration will set the rental rules for all 275 residences, and it has not been published. Comparable buildings on the corridor set minimum lease terms of six months to one year and prohibit short-term rental platforms. Buyers who plan to rent should read the governing documents before signing. We can obtain the building’s rental policy when it is released and share rental records from comparable buildings. Olara’s site is about four acres on the Intracoastal at its widest point, which is the main physical factor. Shorecrest, next door at 1901 North Flagler Drive, and other towers on the corridor will compete for the same buyers. Olara’s amenity program, with Arch Amenities, The Wright Fit, Sollis Health and José Andrés as operators, is larger than most competing projects.
