About Alba Palm Beach

Alba Palm Beach is a 22-story tower at 4714 North Flagler Drive in Northwood with 55 residences: 51 condominiums and four multi-story townhomes. The 1.71-acre site is on the Intracoastal with no fixed bridges between it and the Atlantic. Alba is the first luxury waterfront condominium in the neighborhood and the only new development there with a private dock. BGI Companies, led by Kenneth Baboun, and Blue Road Group are the developers. Spina O’Rourke + Partners designed the building, with a curved facade and materials that reference the waterway. The site faces Palm Beach Island to the east and the mainland to the west. A partnership with Mount Sinai New York provides concierge medical care for residents. The developer has offered buyers a one-year membership to the Palm Beach Yacht Club. Confirm current incentives with the sales team before contract.

Alba sits on North Flagler Drive in Northwood, a mixed-use neighborhood of dining, galleries, and independent shops 3.3 miles north of downtown West Palm Beach.

The Northwood stretch of the Intracoastal has no fixed bridges restricting vessel access to the Atlantic, a distinction from many waterfront sites farther south in Palm Beach County. Peanut Island Park is a short boat ride east, and Palm Beach Island is visible across the water.

Pricing is set by the developer and changes as residences sell, so we do not publish a price list here. Two-bedroom residences have 1,746 square feet inside and terraces of more than 570 square feet. Three-bedroom layouts run 1,778 to 2,770 square feet with terraces above 1,500 square feet. The four townhomes are the largest and highest-priced residences, 4,500 to 6,304 square feet over two or three floors with private plunge pools.

Waterfront townhomes are rare in West Palm Beach new construction, where most towers offer single-level condominiums. We can obtain the developer’s current price sheet and availability by residence.

Alba offers 10 distinct floor plans across 55 total residences: 51 condominiums and 4 multi-story townhomes. Condominiums are configured as two- and three-bedroom layouts with 2.5 to 4.5 bathrooms. Townhomes have four bedrooms across two or three levels.

Interior sizes range from 1,746 SF for a two-bedroom to over 6,300 SF for the largest townhome. The tower floor plate places four units per floor with private vestibule entry on each. Every unit includes a summer kitchen on the terrace.

The 10 layouts include variations in orientation, terrace configuration, and bedroom count. Some three-bedroom plans offer convertible den/office space. A full floor plan comparison across Alba and other active West Palm Beach projects is available on request.

Alba Palm Beach is scheduled for delivery in 2026. The project broke ground in August 2023, and the building reached its full 22-story height in May 2025.

The developer is BGI Companies in partnership with Blue Road Group, with construction by Moss Construction. The project has secured construction financing. Spina O’Rourke + Partners is the architect of record.

Remaining milestones include interior fit-out, amenity level completion, and certificate of occupancy. Buyers under contract should expect closing coordination to begin closer to the CO date. For current timeline updates, contact our new development team.

Alba is at 4714 North Flagler Drive in Northwood, West Palm Beach, directly on the Intracoastal Waterway. The site is 3.3 miles north of downtown West Palm Beach and approximately 10 minutes from Palm Beach International Airport.

Northwood is a mixed-use neighborhood with independent galleries, restaurants, and retail along Northwood Road. The area sits between the waterfront corridor of North Flagler Drive and the commercial spine of Dixie Highway, with direct I-95 access approximately five minutes west.

The site has direct Intracoastal access with no fixed bridges between the property and the open Atlantic. Many waterfront buildings along the Intracoastal in Palm Beach County sit behind restricted-clearance bridges, limiting vessel height and access. Worth Avenue on Palm Beach Island is roughly 10 minutes south by car, and the Brightline station in downtown West Palm Beach is approximately 12 minutes away.

Alba’s sixth floor holds about 25,000 square feet of amenity space. It has two pools: a sunrise pool facing the Intracoastal and a sunset pool facing west. It also has a Technogym fitness center and a yoga and Pilates reformer studio. The spa has a steam room, a sauna, a cold plunge and treatment rooms. Social spaces include a private dining room, a wine room, a resident lounge and a theater. There is also a multi-sport simulator, a conference center and private workspaces. Outdoors are cabanas, sun decks, an art and relaxation garden and grill stations.

The building has 24-hour concierge, valet and a staffed lobby. A private dock provides resident slips and a day dock for guests. A partnership with Mount Sinai New York provides concierge medical care, and Sollis Health access is included. The developer has offered buyer incentives, including a one-year Palm Beach Yacht Club membership, a Magellan Jets Explorer membership and Artefacto interior packages. Terms change, so confirm what is current before contract.

Buyers evaluating a first-project residential developer should review the construction loan terms, the general contractor’s track record (Moss is ranked by Engineering News-Record as one of the top 50 general contractors nationally, with extensive South Florida high-rise experience), and the prospectus financials. HOA fees at Alba vary by unit size and floor plan. Monthly assessments cover building insurance, staffing (concierge, valet, lobby), common area maintenance, pool and amenity operations, elevator service, and reserves.

As a new building, Alba’s reserve fund will be established at turnover from the developer to the homeowners’ association. Buyers should review the prospectus and proposed budget documents, which detail anticipated operating expenses for the first year of association control.

Additional monthly costs may include dock slip fees (if applicable), storage, and opt-in services. Florida has no state income tax. Property taxes in Palm Beach County are assessed annually based on market value, with homestead exemption available for primary residents. Alba is a poured-concrete structure, the standard for South Florida high-rises. It has impact-rated glazing, central air filtration, touchless elevators and smart-home wiring. Kitchens are by Italkraft with Sub-Zero refrigeration and Wolf cooking appliances. The floor plate holds four units per floor, which gives flow-through layouts with exposure on more than one side.

Alba is the only new-construction condominium in Northwood, a neighborhood that has not previously had high-rise residential development along the Intracoastal. Most competing waterfront condominiums in West Palm Beach do not include dedicated boat slips; Alba does.

On pricing, Alba sits below the towers along South Flagler Drive while offering larger terrace proportions and a townhome format unavailable at most competing buildings. The 55-unit count is one of the smaller new towers in the market.

The Northwood location is both an advantage and a consideration. The site offers a quieter waterfront setting with unrestricted ocean access, but the neighborhood’s commercial and dining infrastructure is less developed than the downtown corridor. Florida has no state income tax. A buyer who establishes Florida domicile stops paying state income tax on earnings, investment income and capital gains, subject to the former state’s rules on the move. Property tax in Palm Beach County is assessed each year on market value. Florida residents who make Alba their primary residence can claim the homestead exemption, which reduces assessed value by up to $50,000 and caps annual assessment increases at 3%.

Non-homesteaded property carries a 10% annual cap. Domicile requires voter registration, a Florida driver’s licence and physical presence, among other steps, and the former state may test the move. Alba’s rental rules are set in the condominium declaration, which buyers should read for lease terms, minimum periods and tenant approval. New buildings in West Palm Beach usually set minimum lease terms in line with other small luxury buildings, and some require board approval of tenants. Short-term rentals under 30 days are prohibited in most condominiums in Palm Beach County. We can share seasonal rental records from comparable waterfront buildings, with the usual caution that past rents do not set future ones.

No resale record exists yet, because Alba has not delivered. With 55 residences, the building will have few resale listings at any time compared with towers of 100 to 300 units. The private dock and townhome format have little comparable supply on the West Palm Beach waterfront. Northwood has drawn commercial, dining and retail investment in recent years, and Alba is the first high-rise on this stretch of the Intracoastal.
