West Palm Beach now sells two different lives at nearly the same price of entry. On the Flagler corridor, towers of 26 and 28 stories offer the water, the view and a programmed amenity payroll. On North Dixie Highway, Nora House offers 11 floors and a neighborhood. The three entry asks sit within $800,000 of one another. The formats could hardly sit further apart.

One Budget, Two Formats

The county pipeline prices its projects across a wide ladder, but three of them crowd into one narrow band at the bottom of the luxury range. Nora House opens at a stated $2M. Olara opened at a reported $1.7M and Edgeworth at a reported $2.5M. A buyer holding that first sum faces a real decision about format before any decision about finishes.

The Mid Rise Case

Nora House keeps to 11 stories inside the warehouse revival the district's own site presents at norawpb.com. The plan holds 117 residences over about 18,900 square feet of street commerce. The amenity program sits on the roof: a pool, bowling, pickleball, a golf simulator and six guest suites. Our launch study makes the longer argument. The short version is that the buyer's monthly life happens on the sidewalk, not on an amenity level.

The Tower Case

Olara answers with altitude and program. Its 26 stories hold 275 residences on the waterfront, with nearly 80,000 square feet of amenities and a private marina below. Construction is under way toward a 2028 delivery, which means a buyer's money joins a building already rising. Edgeworth makes the corridor's other case beside South Flagler House: two 28 story towers of 168 residences, targeted for 2029. More than 90,000 square feet of amenities sit beneath a private elevator to every home.

Both towers put the daily amenity inside the property line and staff it. What happens on the streets below is somebody else's project, which is either the point or the problem, depending on the buyer.

What Each Format Trades

The tower buys water, height and a serviced program, and it pays with distance from whatever street life sits below. The mid rise buys the street itself, and it pays with the absence of a view and a lighter published program. Neither trade is wrong. Each simply prices a different theory of where a day is spent.

Timing divides them as sharply as height. Money into Olara joins concrete already climbing toward 2028. Money into Nora House waits through a groundbreaking targeted for mid 2027 before anything rises, with completion targeted for 2029 alongside Edgeworth. Price turns out to be the least different thing about the three, which is the finding. When entry money sits this close, the purchase is a choice of format first and a negotiation second.

Eleven stories on North Dixie Highway now court the same first dollar as the Flagler towers. The entries read $2M against $1.7M and $2.5M. The towers sell water, height and program. The mid rise sells a district and asks the buyer to believe in its finish. Every figure is an ask, and none of the three has recorded a closing.
