Where the Project Stands

The Contract Is the Product

A preconstruction purchase is a contract long before it is a home. Renderings and finish samples are marketing materials. The unit plan, square footage and specification schedule attached to the contract are what govern, and the developer's own materials say so plainly. The contract also sets an outside completion date and the remedies if it passes, which matters more than any marketed year.

Two more clauses deserve early attention. Many developers restrict assignment and resale before closing, so a buyer who may want flexibility should confirm the position in writing before signing. Fifteen Days That Do the Real Work

Florida grants the buyer of a new condominium a rescission period of fifteen days after signing and receiving the condominium documents. Inside that window the contract can be cancelled without penalty, and after it closes the developer's agreement controls nearly everything. The window is short, so it should be spent on the documents rather than the brochure.

At Olara the open items give that review a concrete agenda. Association fees are not final during the sales phase, and the budget behind an amenity program of this size is worth reading line by line once it arrives. The condominium declaration, which will set the rental rules for all 275 residences, has not been published. The Sollis Health and José Andrés programs may carry separate membership or usage fees. Your attorney reads all of it inside the window, and cancelling is the remedy if the answers disappoint.

Deposits, Fees and the Wait

Purchases run on a staged deposit schedule, with instalments tied to construction milestones through to closing. The agreement states the amounts and timing, and the escrow arrangements belong in the same early conversation. A buyer signing this season funds deposits for roughly two years before keys. Financing has to be sized for a closing date the developer sets by notice.

Budget the carrying costs from delivery rather than from purchase. Association dues, taxes and insurance begin at closing, not at contract. None of this is exotic, and all of it is confirmable in writing before the window closes.
