Measured by what condominiums actually record, no street in West Palm Beach approaches South Flagler Drive. One building on it holds the city's recorded price crown. A second is asking prices the city has never seen, and a third has just been announced beside them by the same developer. Together they carry the clearest real estate thesis in South Florida: the west side of the water no longer takes its prices from the island.

The Bristol: The Proof

The Bristol opened in 2019 with 69 residences and a question: would anyone pay island prices on the West Palm Beach side of the water. Its complete sales history answered. The building has recorded 49 closings and crossed $3,000 a square foot before the boom made that fashionable. Its trailing year runs a $15.3M median at $3,218 a foot, the highest recorded figures of any building in the city. Every number on this street since is priced against that record.

South Flagler House: The Price

Two blocks south, South Flagler House takes the proof and raises it. Related Ross and Robert A.M. Stern Architects deliver 108 residences across two towers in 2027, and the open asking ladder runs $8.55M to the $70M duplex, $3,105 to $5,035 a foot. The entry rungs ask roughly what The Bristol records. The upper floors ask the street to reprice by half again, a claim no West Palm Beach closing has yet ratified. That gap between $3,218 recorded and $5,035 asked is the street's live question.

Edgeworth: The Extension

The third act was announced in March 2026. Edgeworth rises directly beside South Flagler House: two more 28 story towers by Kohn Pedersen Fox for the same developer, holding 168 residences from $2.5M to $35.5M. Every home arrives by private elevator, above more than 90,000 square feet of amenities. The read is unmistakable. Related Ross is building the drive itself, not a tower on it, with Edgeworth opening a lower entry rung while South Flagler House holds the top. Groundbreaking targets 2027, delivery 2029.

The Thesis, and What Tests It

The street argues that West Palm Beach waterfront living is now a first choice rather than the island's overflow. The evidence so far supports it: the city's recorded record lives here, and the county's most ambitious asking prices do too. Two tests will settle it. The first South Flagler House resales will show whether the asking premium survives contact with the recorded market. And Edgeworth's releases will show whether the street can absorb 168 more residences without discounting the thesis.
