The Bottom Rung Moves
Until March 2026 the drive's published floor was the flagship's $8.55M opening line. Edgeworth cut that floor to a reported $2.5M in a single announcement, roughly a third of the door beside it. The move redraws who the drive can serve. A budget between $2.5M and $8M previously had no published path onto this waterfront, since The Bristol trades by resale and its recent record runs well above that band. The bottom rung is now the youngest, the least proven, and the most consequential on the ladder.

Same Developer, Different Products
The two new books belong to one company, so their differences read as strategy. Edgeworth slices its towers into more and smaller homes, brings a modernist design team, and prices its whole range beneath the flagship's crown. South Flagler House holds the larger floor plans, the classical architecture, and the top of the market. The pair overlaps only in the middle, where an Edgeworth penthouse and a flagship tower residence can meet at similar money for different products.

What Each Rung Proves
The evidence thins as the ladder descends. The Bristol's rung rests on deeds, and its sales history shows the figures actually paid. The flagship's rungs rest on an asking ladder that the first closings have yet to test. Edgeworth's rung rests on a press release, since nothing has been recorded and nothing has been built. None of this makes the lower rungs wrong. It prices the uncertainty a buyer accepts at each level, and it explains why the cheapest door also asks for the most patience.
