The Building
Mr. C Residences is a Cipriani condo-hotel at 320 Lakeview Avenue in downtown West Palm Beach. The 27-story building combines 146 branded residences with a 110-room hotel, three Bellini dining venues and a hotel rental program on the lower floors. Fourth-generation hoteliers Ignazio and Maggio Cipriani created it with Terra and Sympatico Real Estate. The hotel operation provides concierge, room service and food and beverage to condominium owners. The same model runs at Mr. C Beverly Hills, Mr. C New York and Mr. C Coconut Grove. The Bellini program has three venues: a ground-floor café, a 25th-floor restaurant and a private rooftop lounge. Arquitectonica is the architect. Meyer Davis designed the interiors with the Cipriani brothers. The developer is seeking LEED certification. Delivery is scheduled for 2027.

Yes, if you buy one of the 57 Hotel Residences on the lower floors. These units are furnished to hotel specification by Meyer Davis and Mr. C and join the hotel’s room inventory when the owner is away. Florida law does not allow a homestead exemption on a unit enrolled in a hotel rental program, which raises the property tax bill compared with a conventional condominium.
The upper-floor residences are outside the program and operate as standard condominiums. Revenue projections and management fees are available from the developer’s sales team. A Florida CPA familiar with condo-hotel structures should review the tax position before contract.
The building maintains complete separation between hotel and residential operations. Hotel guests and residents use separate arrivals, separate lobbies, and separate elevator banks. The condominium has three dedicated elevators reserved for residents only.
