The Field, Project by Project

The six run very different plays under one label. Ritz-Carlton Residences West Palm Beach is a residential-only tower on the city's waterfront, while its Palm Beach Gardens sibling carries the brand's Estate Collection designation. Mr. C Residences operates as a condo hotel under the Cipriani family. Banyan Tree Residences gives its group a first United States address, and The Residences at The Boca Raton ties ownership to the resort next door. Mandarin Oriental Residences completes the set as the one flag planted north of downtown, on the Northwood water.

What a Flag Actually Buys

Strip the marketing and a brand delivers two concrete things. The first is a service layer: hotel trained staff, the operator's standards manual, and management accountability that outlives the developer's exit. That layer is funded through the association, which is why branded buildings tend to carry higher monthly assessments than unbranded peers. The second is recognition at resale. A name a buyer in London or Singapore already trusts shortens the distance between a listing and an offer, which matters most in buildings that trade globally.

What a flag does not buy is immunity from the market. Branded and unbranded towers alike close at whatever the recorded ledger will bear, and none of these six has a recorded resale history yet. The premium is a hypothesis until deeds test it.

The Entry Ladder

Reported entry pricing spreads the six across a wide band, from $1.6M at Mr. C to $5M beside the Boca resort. Mandarin Oriental's reported $3.5M start, detailed on the developer's site, lands in the upper half despite the longest wait. The number states where Great Gulf believes the corridor goes. What Settles the Question

The field will grade itself in order. Ritz-Carlton Palm Beach Gardens targets delivery first, with the 2027 and 2028 classes behind it. Their closings and early resales will put recorded numbers behind the branded premium for the first time in this cycle. Mandarin Oriental watches all of it from the sales lounge, since its own keys wait until 2031. Buyers weighing a flag today should read the pipeline page the way we do, as a scoreboard that fills in one delivery at a time.
