Ritz-Carlton Comes to the West Palm Beach Waterfront

The city's condominium story has mostly been told south of the bridges, on the stretch of waterfront the office towers made famous. The next chapter is going up a mile north. At 1717 North Flagler Drive, facing Palm Beach across open water, a curved glass tower began rising this year with a hotel name on it and no hotel in it. The Ritz-Carlton Residences is the first globally branded residential tower on the West Palm Beach waterfront, with keys targeted for 2028. This report covers who is building it, what the concept actually is, and where its prices sit.

The Family Firm Behind the Flag

The developer is Related Group, the Miami condominium firm Jorge M. Pérez founded in 1979, working with BH Group and Vietmar through a single purpose venture. The firm has built over 100,000 residences, most of them in Miami-Dade and Broward, and this project runs under Nick Pérez, who heads its condominium division. BH Group is Isaac Toledano's firm, a frequent Related partner on South Florida towers. Sales run from the developer's gallery at Royal Poinciana Plaza.

One clarification saves buyers confusion. Related Group is not Related Ross, the separate company behind South Flagler House and much of the city's new downtown. The two share a corporate ancestor and compete on the same waterfront.

The project's paper trail is short and concrete. The city's planning board approved the tower in October 2024, construction financing came from Madison Realty Capital, and work began in February 2026. Against a county pipeline full of announced towers waiting on shovels, this one is under construction with a 2028 target.

A Hotel Name With No Hotel in It

The concept is stricter than the usual branded tower. There is no hotel component at all. No rooms, no transient guests, no shared lobby. All 138 homes are privately owned, and the Ritz-Carlton trained staff, from the concierge desk to the butler and porter service, exists for residents alone. Marriott licenses the name to the developer venture and does not own or develop the property. Ownership also carries membership in the Cove Club, a private waterside club in the city, along with Marriott Bonvoy enrollment.

The building itself argues with its neighbors. Arquitectonica drew a rounded, continuous glass envelope where the corridor's other towers run rectilinear, Rockwell Group designed the interiors, and Naturalficial shaped the landscape. Every residence faces east over the water, with private elevator entry and ceilings of roughly ten feet. There are no interior corridor plans and no west facing lines to discount.

Every figure in the campaign is an asking price. The building has recorded nothing yet.

Published From Three Million, Asking Nine

Pricing at the building page starts where the developer says it starts, at a published $3 million entry, confirmed on the project's own site. There is no public price list beyond that. The developer reprices as lines sell, which is standard practice for this stage.

What is public sits on the open feed. Three residences are listed this week, addressed at 1745 N Flagler Drive. They run from $8.4M for a three bedroom to $14.5M for a five bedroom of nearly five thousand square feet. By the foot the three ask between $2,578 and $2,906. Every one of those figures is an asking price. The trailing year shows no closed sale, because the building has not delivered and its contracts will not record until it does.

The building page's live feed, September 14, 2026. The page's census puts the median list price at $9.7M with no closed sale in the trailing twelve months, which is normal for a building that has not delivered.

Asking figures compute from the building page's three published listings, September 14, 2026. Recorded levels are trailing twelve month medians per the Alba and Bristol building pages. Asking and recorded are different things.

Between the Corridor's Two Benchmarks

The chart above is the honest frame for those numbers. Alba, the corridor's one delivered building, recorded a trailing-year median of $1,868 a foot across eight closings on a $3.4M median sale. The Bristol, the proven tower south of the bridges, recorded $3,218 a foot over the same stretch. The Ritz-Carlton's published lines ask the space between them. They sit well above the corridor's recorded level, which is the price of the flag, the service and the new build. They also sit meaningfully below the recorded level of the street's established flagship.

Six Flags Now Fly Over the County

The tower does not arrive alone. Six of the county's sixteen new condominium projects carry a hospitality name, and two of them fly Ritz-Carlton flags. Our study of the branded field walks the whole roster. The entry ladder runs from Mr. C downtown through Banyan Tree to Mandarin Oriental in Northwood and The Boca Raton beside its resort. Ritz-Carlton Palm Beach Gardens offers the county's other version of this flag, a low rise marina format.

Within that field this tower holds two cards. It is the only branded project under construction on the city's waterfront, and its 2028 target beats Mandarin Oriental's 2031 by three years. The nearest unbranded comparison is Olara up the street, reported from $1.7M, which answers the same corridor with resort amenities instead of a flag.

What the Flag Costs to Run

The service layer is a monthly line item, and it deserves early attention. Projected assessments have not been published, and branded buildings in South Florida carry higher assessments than unbranded peers because the fee funds brand standard staffing and licensing. The Cove Club's own terms come from the club. We obtain the developer's projected budget for any line a client is weighing. Our buyer's guide to this project walks the full diligence sequence, from the deposit schedule to the fifteen day document window.

Ask About the Ritz-Carlton Residences

Building facts, the census and the three published listings reflect our Ritz-Carlton Residences building page as cached on September 14, 2026. The developer identity was confirmed against both the page and the project's official site the same day. The project is developed by Related Group, BH Group and Vietmar through 1717 N Flagler Drive Venture, LLC. Published pricing is the developer's and changes as residences sell.

Asking price per square foot computes from each listing's price against its stated living area. Recorded corridor levels are trailing twelve month medians from the Alba and Bristol building pages on this site, cached September 13 to 14, 2026. Asking figures and recorded figures are labeled throughout and are never blended.

Branded field entries are the developers' published launch figures as compiled in our August 2026 study of the field. None of the branded projects has a recorded resale history yet.
