Where the Project Stands
The building page carries the project's short paper trail. The city's planning board approved the tower in October 2024, construction financing closed, and work began in February 2026. Our story of the project covers the developers and the concept in full. For a buyer the stage matters more than the story: deposits here fund a building already rising, on instalments tied to construction milestones through to closing.
Douglas Elliman runs the sales program, and its client is the developer venture, whose residences it sells. Buyer representation is a separate seat at that table. The developer pays our fee at this project, so our advice costs you nothing. Our county guide to new construction purchases covers the general mechanics, and the calendar below maps them onto this tower.
- September 2026 · where a buyer enters
- 2028 · the developer's targeted delivery
Project dates per the building page, September 2026: planning approval October 2024, construction start February 2026, delivery targeted for 2028. Targets move, and the purchase agreement's provisions control.
Fifteen Days That Matter
Florida grants a new condominium buyer fifteen days to cancel after signing and receiving the condominium documents, without penalty and without negotiation. Once the window closes, the developer's agreement controls nearly everything that follows. Spend the days on the papers that govern. The unit plan, the square footage and the specification schedule attached to the contract are binding. The renderings and finish samples are marketing.
Read the outside completion date and its remedies with your attorney, because that clause matters more than the marketed year. Settle title in the same stretch, and our guide to holding Florida property maps the structures before counsel tailors one to you.

The Assessment Question
The service layer is the purchase's defining promise, and it arrives as a monthly line item. Projected assessments have not been published. Branded residences in South Florida carry higher assessments than unbranded buildings, because the fee funds brand standard staffing, training and licensing along with reserves and insurance. The Cove Club's own terms come from the club. We obtain the developer's projected budget for any line a client is weighing, and the number belongs in your arithmetic before the window closes.
Two more costs start at closing rather than at contract. Dues, taxes and insurance begin when you take title, so budget them from the delivery date. Our county property tax guide covers the assessment reset that follows any new construction closing.
Rentals, Resale and the Contract
Two provisions deserve reading even if you never expect to use them. Rental policy lives in the condominium declaration, which is typically finalized closer to closing. Branded projects in the region have historically permitted rentals with minimum lease terms, and the version that binds this building arrives with its documents. Assignment is the second. Many developers restrict resale before closing, so if flexibility matters, confirm the position in writing before signing.
On resale itself the honest statement is short. No resale record exists yet, because the building has not delivered. What a residence here is worth at delivery will be set by the market at that time, not by the contract price paid today.
What Is Published Now
Availability runs on two tracks. The open feed carries three published residences this week, in the table below with their pages linked. The developer releases the rest through the sales gallery at Royal Poinciana Plaza, where pricing moves as lines sell. A gallery visit answers for current availability. The written agreement that follows is what binds.
The building page's live feed, September 14, 2026. The developer releases further lines through the sales gallery, so the feed is a floor on availability, not the whole of it.
What Else the Money Buys
The same budget has neighbors, and seeing them sharpens the decision. Olara up the street opened from a reported $1.7M with resort amenities and no flag. Alba delivered in 2026 and already trades on a recorded ledger. Mandarin Oriental in Northwood asks a longer wait for a rival brand, and Ritz-Carlton Palm Beach Gardens puts the same flag on a marina instead of a tower. The pipeline page holds the full field, and the developer's official site carries the project's current program.
Project facts, dates and the published listings follow our Ritz-Carlton Residences building page as cached on September 14, 2026. The developer identity was confirmed against the project's official site the same day. Published pricing is the developer's, all asking, with no recorded closings because the building has not delivered. Florida's fifteen day rescission period for new condominium purchases comes from the state's condominium statute and is described here at a general level. The developer's contract governs each purchase, and your attorney confirms every term, amount and date for your agreement. As real estate agents we coordinate with your counsel and are compensated by the developer at this project.
This is buying-process guidance, not legal or investment advice.
