The Street's Year, on the Record
Twenty-five sales closed at $1 million and up along North Flagler in the twelve months through October 2026, and they tell the corridor’s story in four products. The waterfront houses set the top: the $20.1 million record is a 2024 build, and a 1948 house at 3208 cleared $2,884 a foot, the street’s highest rate.

The record deserves its own line. The house at 2914 is a 2024 build on the open water, and it sold for more than the whole top floor of most towers on this list. One street now carries the city’s house record and its densest condo pipeline at once.
Alba’s stack is the live benchmark for every tower on paper. Nine first-year resales ran $1,362 to $2,336 a foot, and three went under contract within a week. Our Alba ledger prices each one.
Price Discovery: Closed Against Asked
The paper towers priced themselves inside the street’s own record. Olara and the Ritz-Carlton publish ranges that sit squarely between the 1981 tower’s closings and Alba’s, which is the discount for waiting stated in per-foot terms.

The comparison is simple. A buyer paying Alba’s rate gets a standing building and a recorded market. A buyer signing at the paper floor is being paid roughly $300 a foot to carry three years of schedule risk.
What Is Coming, and When
Four projects add 598 residences to the corridor’s own two miles: Shorecrest in 2027, then Olara and the Ritz-Carlton together in 2028, then Mandarin Oriental in Northwood in 2031. The 2028 pairing alone is 413 homes, nearly eight times what Alba just delivered.

Our county delivery calendar sets this against every other corridor, and the Bristol pipeline study frames what a wave this size has meant across town.
How to Read the Corridor
For a buyer the street now offers every risk level at once. The recorded market runs from the One Watermark Place tier through Alba, the paper market runs from Olara to the Ritz-Carlton, and the houses trade above both.
For an owner in Northwood or the older towers, the wave is the event. New construction resets the street’s reference rate roughly a thousand dollars a foot above the old stock, and the gap is where the next five years of repricing lives.
Bottom Line
North Flagler closed 25 sales at $1 million and up this past year. The spread ran six-fold from the old co-ops to the top print, with the city record among them. Four announced projects add 598 residences through 2031, and their published ranges sit inside the street's own recorded range. The corridor is pricing its future off a record it has already set.
For anyone weighing paper against standing product here: Price the asking number against Alba's closed stack, not the rendering. The street already tells you what delivered new construction is worth.
