Fifteen Days That Matter
Florida grants a buyer of a new condominium fifteen days to cancel after signing and receiving the condominium documents, without penalty and without negotiation. The window comes from the state's condominium statute, and it does not extend. Spend the days on the papers that govern. The unit plan, the square footage and the specification schedule attached to the contract are binding. The renderings, finish samples and amenity descriptions are marketing materials. Read the outside completion date and its remedies with your attorney, because that clause matters more than the marketed year, even in a building this close to done.
Deposits follow a staged schedule tied to construction milestones through closing, and state law sets escrow requirements for developer deposits. Confirm the schedule and the escrow arrangements in the purchase agreement itself rather than taking either from the sales gallery. Settle how you will take title in the same stretch, because changing the vesting after closing costs money and time that the review window would have saved.
The Walk Through and the Punch List
A late stage purchase trades construction risk for delivery mechanics. The certificate of occupancy is the gate, and closing coordination begins as the CO approaches, per the building page. The walk through that precedes closing is where finish issues become a written punch list. Walk the residence slowly, note everything, and settle in writing how and when open items will be cured, because your leverage is highest before you close.
Incentives deserve the same paper. The developer has offered buyers a one year Palm Beach Yacht Club membership, a Magellan Jets Explorer membership and Artefacto interior packages. Terms like these change as a building sells, so confirm what is current, in writing, before contract.

What Is Final and What Is Not
Pricing is set by the developer and moves as residences sell, so no price list is published. Association assessments vary by unit size and plan, and the reserve fund will be established when the developer turns the association over to the owners. The prospectus and the proposed budget documents show the anticipated operating costs for the first year of association control, and they belong in your arithmetic before the window closes. Rental rules live in the condominium declaration, which buyers should read for lease terms, minimum periods and tenant approval. Assignment is the last question. Many developers restrict resale before closing, so if flexibility matters, confirm the position in writing before signing.
On resale itself the honest statement stays short. The recorded ledger has opened, with nine closings in the trailing twelve months on the building page's feed, and what any residence is worth at your own closing will be set by the market then, not by the ledger today.
The Costs That Start at Closing
Association dues, taxes and insurance begin at closing, not at contract, so budget them from the delivery date rather than the purchase date. Monthly assessments at Alba cover building insurance, staffing, common area maintenance, pool and amenity operations, elevator service and reserves, with possible additions for dock slips, storage and opt in services. Property tax in Palm Beach County is assessed annually on market value, and a new construction purchase is typically reassessed after the certificate of occupancy, so the first full year usually carries the higher bill. Residents who make the building their primary home can claim the homestead exemption. Ask a tax advisor about your own position, and ask early.
The buyer's seat is the final check. The sales gallery works for the developer, whose residences it sells. Buyer representation is a separate seat at that table, the developer pays our fee, and we read the budget, the declaration and the punch list with you before anything is signed.
Bottom Line
The building's stage is the buyer's advantage and the buyer's deadline at once. What remains open is small, but the small items, the budget, the declaration, the punch list, set the first year of ownership. The statutory window is the only period in which walking away costs nothing, so it deserves the full attention of your attorney and your agent.
