One Street, Three Calendars

The ladder reads cleanly by state of completion. Forte stands finished at 1309 South Flagler Drive, with seven owner resales on the building page's open feed and no developer inventory left. Up the drive at 1355, South Flagler House has topped off both of its 28 story towers and runs toward a 2027 delivery under Related Ross and Robert A.M. Stern Architects. Edgeworth, the same developer's next pair beside it, publishes an entry price and a 2029 target, with construction planned to begin in 2027. Three addresses, three kinds of certainty.

The geography compresses the choice. All three sit on the west bank of the Intracoastal facing Palm Beach Island, in and beside the El Cid district and the museum quarter, with the Norton Museum of Art a short walk from the two Related sites and the Flagler Memorial Bridge a few minutes north. A buyer is not choosing among neighborhoods here. The neighborhood is fixed, the waterfront is fixed, and what varies is each building's stage of life and the evidence behind its price.

The Case for the Building You Can Stand In

Forte's argument is physical. The amenity floors run, the finished residences can be toured, and the association operates on an adopted budget rather than a projection. The product itself is the corridor's most exclusive count, two residences per floor with no small lines and a standard floor of 4,420 square feet inside behind more than 1,000 square feet of balcony. Arquitectonica's curved glass and Jean-Louis Deniot's interiors give the street its modernist entry, against the classical vocabulary Stern drew for the two Related projects. The price of that certainty is a market made only of owners. With the developer gone, availability depends entirely on who is selling, and the seven current listings ask from just under $10M to $47.5M with no recorded resale closing in the trailing year behind them. A buyer here negotiates with an owner, not with a price sheet, and each closing that records will set the reference for the next.

What the Rivals Answer

South Flagler House brings scale and a club to the argument. Its 108 residences across twin towers carry about 50,000 square feet of amenities, three culinary concepts and enrollment in The Related Life, the developer's concierge and programming platform. Open listings run from an $8.55M two bedroom to the $70M duplex penthouse, the highest ask on the drive, and the buying sequence is a developer's contract with staged deposits. The wait is the cost, with keys targeted for 2027 and the contract's outside date governing.

Edgeworth is the street's furthest promise and its lowest published entry. Related Ross plans 184 homes in two towers designed by Kohn Pedersen Fox with March and White interiors, from $5.5M with no top of range published. The entry has moved once already, from a reported $2.5M at the March launch, and nothing is built. A buyer there holds the most price flexibility on the drive and the least evidence.

What The Bristol Proved

The corridor has already run this experiment once. The Bristol delivered in 2019 as the drive's first tower of this class, its developer era averaged $1,773 per square foot, and its resale market then repriced the building entirely. The 2025 resale cohort closed at $3,242 per foot, and no resale there has cleared below $2,786 since 2022. Delivery, then scarcity, then a recorded record. That is the corridor's one completed cycle.

Forte is the second building to enter that cycle, and it sits today where The Bristol sat in its first years, delivered and waiting for its resale history to be written. The precedent argues that built product on this waterfront earns its pricing once delivered rather than at launch. It also argues for patience, because The Bristol needed years of closings until its record hardened into a floor.

Matching the Buyer to the Building

Budget and calendar sort the three cleanly. A buyer who wants keys now chooses between Forte's listings and whatever Bristol owners bring to market, the two buildings on the drive a buyer can actually inspect. A buyer underwriting from the flagship's entry, with patience for its delivery, buys the larger club and the Stern name. Below that entry, Edgeworth holds the only published path onto the drive, at the price of the longest wait and the thinnest file of evidence. Each step down in price is a step out in time, and a step away from proof toward promise. The pipeline census holds the full field beyond this street.

Timing also decides the diligence. The delivered building asks for estoppels, adopted budgets and board approval. The rising one asks for a contract review inside Florida's statutory fifteen day window. The planned one asks mostly for patience, and for comfort with a price list that has moved once and can move again. The same buyer runs three different files depending on the door chosen.

Bottom Line

The new ladder now offers every stage of a building's life on a few hundred yards of waterfront: delivered, rising and planned. Forte holds the position the other two cannot claim for years, a finished tower whose only open question is price. The rivals hold the developer amenity programs and the published entries. The corridor's one completed cycle says the market eventually pays for the built and the scarce, and the first resale closings at Forte will show whether the lesson carries.
