Singer Island Oceanfront
242 branded residences across two 27-story oceanfront towers at the southern tip of Singer Island. Completed 2008 by Catalfumo Construction.
About The Building
Completed in 2008 by Catalfumo Construction with architecture by Robert M. Swedroe, the Ritz-Carlton Residences occupies 8.8 oceanfront acres at the southern tip of Singer Island. The property consists of two 27-story towers containing 242 residences and operates as a branded Ritz-Carlton residential building, one of a small number of standalone Ritz-Carlton residential properties globally and the only one in Florida.
The two towers serve different buyer profiles. The North Tower houses the Signature Collection: 92 residences ranging from 3,000 to 7,445 square feet, with four units per floor and private elevator foyers. Six Tower Suites at the top of this tower range from 6,150 to 7,445 square feet. The South Tower contains 150 Resort Residences from 1,725 to 3,035 square feet, with six units per floor. The distinction matters beyond size; certain South Tower stacks carry resort-condo deeding that permits short-term rentals of 7 to 29 days, while North Tower units and homesteaded South Tower units require 30-day minimums. Buyers should confirm the specific deed type and rental rights for any unit under consideration.
Standard finishes at delivery included 9-foot ceilings, hurricane-impact glass, Wolf ranges, Sub-Zero refrigerators, Miele espresso systems, and Dellacasa Italian cabinetry. Balconies range from approximately 400 to 2,500 square feet depending on unit type, with east-facing units capturing direct ocean views and west-facing exposures overlooking the Intracoastal Waterway. Many units have been substantially renovated by owners since original delivery, so finishes in resale units vary significantly.
The Ritz-Carlton brand carries operational implications that distinguish this building from its Singer Island competitors. Full-time concierge, valet, in-residence dining, and a staffed poolside restaurant are included in the HOA assessment, not offered as optional add-ons. This service infrastructure contributes to higher monthly carrying costs relative to neighboring buildings like Oasis or Ocean’s Edge, but it also supports resale values: branded residences historically trade at a premium to comparable unbranded product on the same barrier island.
Buyers should understand the assessment structure. HOA fees range from approximately $1,700 to $4,700 per month for standard units, with Tower Suites higher. These fees reflect the cost of maintaining hotel-grade staffing and facilities across 8.8 acres. The building sits in a coastal high-hazard zone, and insurance costs for oceanfront Singer Island condominiums have been a meaningful line item in recent years. Prospective buyers should review the association’s reserve study, recent special assessment history, and current insurance declarations with their attorney before making an offer.

Location
The Ritz-Carlton sits at the southern end of Singer Island, a barrier island within the Town of Palm Beach Shores and the City of Riviera Beach. The 8.8-acre site fronts 375 feet of Atlantic beach to the east, with Intracoastal Waterway views to the west. The property is accessed via Blue Heron Boulevard (SR 708), which connects the island to the mainland.
Singer Island’s location places it between Palm Beach Island to the south and Jupiter to the north. Palm Beach International Airport is approximately 15 minutes by car. The Gardens Mall and PGA Boulevard’s commercial corridor are roughly 10 to 12 minutes west via Blue Heron Boulevard or PGA Boulevard. Downtown West Palm Beach and the Brightline station are approximately 18 minutes south.
Common Questions
This is the most important structural distinction in the building. South Tower stacks 3 through 6 are deeded as resort-condominiums, permitting rentals as short as 7 days with no annual cap. South Tower stacks 1 and 2, and all North Tower units, carry standard residential deeding with a 30-day minimum when homesteaded. A resort-condo unit that converts to homestead cannot revert. The deed type affects rental income, resale value, and tax treatment, so it must be confirmed before making an offer.
Monthly assessments range from approximately $1,700 to $4,700 for standard units, with Tower Suites higher. Fees cover 24-hour concierge, valet parking, in-residence dining, two pools, two fitness centers, beach maintenance, security, the poolside restaurant, cinema rooms, and all common-area operations. These are meaningfully higher than assessments at Oasis or Ocean’s Edge because the Ritz-Carlton service model requires hotel-grade staffing levels embedded in the HOA.
The association carries windstorm and flood insurance through a master policy; owners are responsible for HO-6 (interior and contents) coverage. Coastal insurance premiums across Singer Island have risen substantially in recent years. Before making an offer, request the current insurance declarations page, most recent reserve study, and special assessment history from the past five years for attorney review.
Ritz-Carlton offers branded hotel services, a full-time concierge staff, in-residence dining, and a staffed restaurant. The trade-off is higher monthly carrying costs. Oasis and Ocean’s Edge provide strong amenity packages and lower HOA assessments without the brand affiliation or hotel-grade service model. Tiara sits at a lower price tier. All four buildings share the same stretch of Singer Island oceanfront.
Yes. Purchasers must submit an application and receive board approval. The process includes financial documentation and an interview. Confirm current timelines and requirements with the association’s management company before entering into a contract, as the approval timeline will affect your closing schedule.
The building operates a staffed poolside restaurant and grille open to residents, included in the HOA assessment rather than billed separately. In-residence dining is also available from the restaurant’s menu through the concierge. This is one of the features that distinguishes the Ritz-Carlton from other Singer Island buildings, where food and beverage service is typically limited to catering or outside delivery.
Renovations require association approval and must follow the building’s architectural guidelines, which govern materials, contractor access hours, noise restrictions, and common-area protection during construction. Since the building was delivered in 2008, many resale units have been substantially updated by owners. Finishes vary widely from the original specifications. Factor renovation scope into your cost analysis when comparing units at different price points.
Yes. Up to two pets of non-aggressive breeds are permitted. The property includes two dedicated dog parks. Confirm current weight limits and breed restrictions with the association.
Enclosed private garages, oceanfront cabanas, private guest suites (hotel-quality, reservable nightly by residents), junior garages for sporting and beach equipment, and air-conditioned storage rooms are all available for separate purchase. Standard parking is assigned: typically two covered spaces for Signature and Tower Suite units, one for Resort Residences. Premium amenities trade between owners and are not always on the market. We can identify units where specific amenities are included or available for concurrent purchase.
Combinations have been completed in the building and require association approval. The North Tower’s four-per-floor layout is more conducive to combinations than the South Tower’s six-per-floor configuration. Two adjacent Signature Collection units can yield a residence exceeding 7,000 square feet.
The brand license and management agreement has a defined term and is subject to renewal. If the agreement were not renewed, the building would retain its physical amenities but lose the Ritz-Carlton name, service standards, and global brand recognition. Confirm the current term and renewal provisions with the association.
Florida’s post-Surfside structural inspection requirements apply to buildings of this age; confirm the building’s current milestone inspection status with the association. Many units have been substantially renovated since delivery, so finishes in resale units vary significantly from original specifications. A unit at a lower price per square foot may require meaningful renovation investment to bring finishes to current standards.
