The Team

Olara is Savanna’s first project in South Florida. The firm secured a $380 million construction loan for the development in March 2025. Partners include the Mactaggart Family Partnership, which has invested in major real estate portfolios for over 100 years.
Arquitectonica is an international architecture firm founded in Miami in 1977 by Bernardo Fort-Brescia and Laurinda Spear. The firm employs more than 850 architects across offices worldwide and has completed projects in 59 countries.
Fort-Brescia oriented Olara’s massing along the Intracoastal, with floor plates designed to provide water exposure on multiple sides. The firm is also designing The Berkeley Palm Beach.
Location
Olara occupies an approximately 4-acre site at 1919 North Flagler Drive, directly across the Intracoastal from Palm Beach Island at the waterway’s widest point. The site sits on the west bank, with eastward views across the water to the island and the Atlantic beyond.
The address is just north of downtown West Palm Beach: five minutes from The Square (CityPlace), eight minutes from Clematis Street, ten minutes from Worth Avenue on Palm Beach Island. Palm Beach International Airport is approximately 12 minutes by car, and the Brightline station is a 10-minute drive. The Royal Park Bridge provides direct access to Palm Beach Island.

Partners include the Mactaggart Family Partnership, which brings more than 100 years of real estate investment history. Savanna, the New York-based developer behind the project, secured the construction loan through its institutional capital-markets relationships. Olara is the firm’s first South Florida project.
Our new developments index tracks delivery timelines for every active project in Palm Beach County. Completed condominiums are available for immediate occupancy.

Savanna, founded in 1992 by Christopher Schlank and Nicholas Bienstock. The New York-based firm has a three-decade track record primarily in Manhattan office and mixed-use development, and brings institutional capital-markets experience to its first South Florida project. The $380 million construction loan reflects the financing scale Savanna has executed across its New York portfolio.
Arquitectonica, founded by Bernardo Fort-Brescia and Laurinda Spear in 1977, designed the building. The firm has completed projects in 59 countries and employs over 850 architects. Gabellini Sheppard Associates handled interior design; EDSA designed the landscape and waterfront gardens.
SavCon and Gilbane serve as general contractors. The Mactaggart Family Partnership is a capital partner. Our new developments overview covers the development teams behind every active project, and our buyer advisory team can provide detailed background on any firm.
1919 North Flagler Drive, on an approximately 4-acre waterfront site on the west bank of the Intracoastal Waterway, directly across from Palm Beach Island. The site faces east across the Intracoastal to Palm Beach Island.
Drive times: The Square (CityPlace) five minutes, Clematis Street eight minutes, Worth Avenue ten minutes, Palm Beach International Airport twelve minutes, Brightline station ten minutes. The Royal Park Bridge provides direct access to Palm Beach Island.
The West Palm Beach neighborhood guide covers the area in detail. Our waterfront property search maps available inventory along the entire corridor.
HOA fees have not been finalized as of the preconstruction sales phase. Comparable new construction towers in the West Palm Beach waterfront corridor with similar amenity programs carry monthly fees in the range of $1.50 to $2.50 per square foot.
Olara’s fee structure will reflect the cost of operating 80,000 SF of amenity space, a 13,000 SF Wright Fit fitness center, an on-site marina, 24-hour concierge and security, valet parking, dedicated house cars, and a full building generator. The Sollis Health partnership and José Andrés dining program may carry separate membership or usage fees.
Our advisory team provides side-by-side fee comparisons across new developments for buyers evaluating total carrying costs.
Yes. Olara is the only new development on Flagler Drive with direct Intracoastal water access through a private marina. The marina includes six boat slips, houseboats, and a seafaring concierge service.
Direct Intracoastal access allows passage to the Atlantic Ocean via the Palm Beach Inlet without trailering. The marina connects to the building’s waterfront program: EDSA-designed gardens, a waterfront veranda, and the 8,500 SF José Andrés restaurant.
Our waterfront property search covers dockage options across Palm Beach County. The new developments guide identifies which towers include marina facilities.
Yes. José Andrés is opening an 8,500 SF waterfront restaurant at Olara, his first dining concept in the Palm Beaches. The restaurant will be open to the public; residents receive priority reservations and in-residence dining service.
Andrés operates over 30 restaurants globally, including Zaytinya, Jaleo, and The Bazaar. His team will also oversee food and beverage service across Olara’s amenity spaces, including the waterfront veranda and juice bar. Because the restaurant operates within the building’s amenity program rather than as an independent lease, food and beverage service extends to pools, lounges, and private residences.
The new developments page details restaurant and food service arrangements at every active project. The West Palm Beach neighborhood guide covers the broader dining scene.
Olara delivers 275 residences across 26 stories with nearly 80,000 SF of amenity space, a private marina, a full building generator servicing every unit, and an embedded José Andrés restaurant. These features are not replicated in other active projects on the corridor.
Other notable new developments along the waterfront include South Flagler House (108 residences by Robert A.M. Stern Architects, from approximately $6M) and The Berkeley Palm Beach (also by Arquitectonica, positioned closer to downtown). Each building targets a different buyer profile in terms of price point, unit count, and amenity structure.
Mr. C Residences (146 units, Cipriani-branded, from approximately $2M) introduces a hotel-service model with dining and rental program options at a comparable entry price. Olara offers larger residences, direct Intracoastal waterfront positioning, and a private marina without the hotel component.
Olara’s entry point is approximately $1.7 million, below South Flagler House and several other active towers. The amenity program totals nearly 80,000 SF with named operators (Arch Amenities, Wright Fit, Sollis Health, José Andrés). A full comparison is available on our new developments page, or through our buyer advisory team.
Olara’s condominium declaration will establish the rental framework for all 275 residences. Based on comparable buildings in the corridor, minimum lease terms of six months to one year are standard, with short-term rental platforms typically prohibited.
Buyers considering rental income as part of their holding strategy should review the governing documents carefully. Rental absorption data at comparable recent deliveries along the waterfront corridor provides a basis for projecting demand; our advisory team tracks these figures quarterly.
Our advisory team can provide building-specific rental policy details and comparable rental performance data. Additional options are available in our condominium listings.
The primary site factor is the approximately 4-acre waterfront parcel at the widest point of the Intracoastal Waterway. No remaining undeveloped parcels on North Flagler Drive are zoned for comparable density, which limits future direct competition at this location. The approximately $1.7 million entry point places Olara below several competing towers on a per-unit basis, while the 80,000 SF amenity program with named operators (Arch Amenities, Wright Fit, Sollis Health, José Andrés) is larger than most competing projects.
West Palm Beach has absorbed significant relocation activity from financial and professional services firms over the past several years. This migration pattern has compressed waterfront inventory across the new development market. Whether this trend sustains at its current pace is a market variable buyers should evaluate independently.
Our seller services team and buyer advisory group provide unit-level market analysis for any residence type at Olara, including comparable closed sales and current corridor pricing.
