Stofft oriented the house to maximize Intracoastal views across all three principal living zones on the first floor. The Bermuda-style vocabulary reads in the rooflines, the courtyard entry sequence, and the integration of covered terraces at the water side. A gated courtyard, framed by mature royal palms, bougainvillea, and orchid plantings, introduces the residence and screens it from the street.
Interior Sequence
Entry opens into a double-height foyer with sightlines through to the waterway. The formal living room features a coffered volume ceiling and direct Intracoastal views; the adjacent formal dining room faces the garden. The center-island kitchen is fitted with mahogany cabinetry incorporating stainless steel and glass door panels, paired with professional-grade stainless appliances, and connects to a breakfast room.
The informal wing steps down toward the water and includes a great room, game room, full-service bar, and wine cellar, all accessed through window-walls of glass that open onto the terrace, pool, and dock. This sequence makes the ground floor function as a single continuous entertaining circuit from the formal rooms through to the waterfront.
The primary suite occupies a separate second-floor wing with an angled glass wall and private terrace overlooking the Intracoastal. It includes a dedicated exercise room and a marble bathroom. Also on the second floor: a loft and media room, two guest suites (one featuring a cupola sitting area and an adjoining 257-square-foot hidden room described as the "secret room"), and additional storage. A fifth bedroom suite sits on the first floor alongside a library, cabana bath, sauna, and powder room.
Outdoor Living, Pool, and Dock
Two covered terraces face the water, one equipped with a summer kitchen. The heated gunite pool has a spillover spa, and the surrounding patio extends to the seawall and dock. The yacht basin's no-wake zone and 120-yard setback from the main Intracoastal channel provide protected docking conditions and reduce vessel traffic noise considerably. Boats departing from this basin reach the Boynton Inlet approximately two miles south for ocean access.
Location and Access
Seagate is the island-side neighborhood in Delray Beach positioned between the Intracoastal Waterway and the Atlantic, with pedestrian access to the Seagate Beach Club. Atlantic Avenue's restaurant and retail corridor is roughly one mile north. Palm Beach International Airport is a 25-minute drive; Boca Raton Airport sits closer at approximately 15 minutes. Properties on the yacht basin side of Seasage Drive rarely trade; the protected basin frontage and no-wake positioning distinguish these parcels from direct-channel Intracoastal homes, which face more wave action and vessel traffic.
