Architecture by Scott Hughes
Hughes Umbanhowar is among the most recognized modernist practices on Jupiter Island. The structural envelope is over 5,000 square feet of poured concrete under air with approximately 8,000 square feet total, including the poured-concrete roof, which is hurricane-rated and acoustically insulated. The exterior is finished in smooth white stucco over concrete, a monolithic treatment Hughes has cited as drawing from Irving Gill's 1916 Dodge House.
The entry sequence crosses concrete steppingstones over the moat to the front door. Interior floors are polished, joint-free concrete with organic veining designed to patina over time. A continuous three-quarter-inch black reveal at every wall base creates the visual effect of walls detached from the floor. Nearly 100 custom windows and 14 glass sliders compose the glazing program. Rainwater drainage is handled by concealed PVC channels inside the walls, routing water to a retention pond beneath the driveway.
Interior Walkthrough
The primary suite opens through full-height sliding glass directly onto the courtyard pool, establishing a sightline from bed to water to landscape. The primary bath includes a frosted-glass water closet, clear-glass shower, freestanding soaking tub, and an outdoor shower garden. Dual oversized walk-in closets adjoin the suite.
A poured-concrete staircase with glass railing leads to an elevated office level with balcony access and a chipping terrace. The home includes four bedrooms, four full baths, and one half bath across the floor plan. The property conveys fully furnished and turnkey.
Systems & Integration
The house runs on a Control4 automation system managing lighting, climate, audio, and motorized roller shades with a programmed sun-tracking system that adjusts throughout the day. A 14-zone audio infrastructure operates from a dedicated server suite. The HVAC system is a multi-ton, zoned configuration (natural gas heating, zoned central air cooling) engineered beyond standard recommendations for silent, balanced climate control. Architectural lighting was designed by Michael Erickson Design.
Courtyard Pool & Waterworks
The heated saltwater pool complex is central to the U-shaped plan, functioning as much as an architectural element as a recreational amenity. A standalone hot-tub island is connected by concrete planks and serves as a lit focal point at night. An 18-inch-deep lagoon zone is integrated into the pool design. An underwater LED system provides over 20 color modes. The surrounding moat and entry waterworks complete the perimeter water program.
Grounds & Dual Water Access
The parcel includes one full acre of owned land plus approximately one additional acre of exclusive-use area that is untaxed. A private beach walk provides direct access to the Atlantic Ocean, while the home is elevated and set back to avoid erosion, spray, and surge exposure. On the western side, a private shaded trail through tropical hammock leads to the Intracoastal for paddleboards, kayaks, or canoes.
