Architect Kelly Yates designed this West Indies coastal modern residence in the Mango Promenade Historic District of West Palm Beach, completed in 2025 on a 0.15-acre lot one block from the Flagler Drive waterfront. The open floor plan pairs engineered hardwood flooring, impact-rated windows and doors, and high ceilings with inset lighting across two stories anchored by a first-floor primary suite and a second-floor loft connecting three guest suites.

Architecture & Design
Yates drew on West Indies vocabulary to frame a layout built for Florida's indoor-outdoor cadence. A wall of sliding doors in the great room retracts to a pool-view patio, dissolving the boundary between the main living space and the loggia. Impact-rated glazing runs throughout, and the structure includes a full-house generator, on-demand tankless water heaters, and a smart-home system with mobile support.
Interior Walkthrough
Entry leads into the great room, where a custom wet bar is set against the sliding glass wall opening to the pool loggia. The dining room and island kitchen sit just adjacent; the kitchen is fitted with Shaker-style wood cabinetry, quartz countertops, a gas range, and Dacor and Fisher & Paykel appliances.
The primary suite occupies the first floor with direct pool loggia access. It includes two walk-in closets and a porcelain-finished bathroom with dual sinks in a custom vanity, a freestanding soaking tub, a multi-head double shower with bench seating, and a Smart toilet. A powder room and first-floor laundry complete the ground level.
Upstairs, a loft connects three guest bedroom suites, each with tree-top views. A second laundry room serves the upper floor.
Outdoor Living & Grounds
The backyard is enclosed by fenced designer gardens with 26 new trees. A 26-foot salt-chlorinated, gas-heated swimming pool features a sun shelf and a four-jet spa shelf, set within an expansive marble-paver patio edged by a green lawn and pocket gardens. The front approach includes a three-car marble-paved driveway leading to a two-car garage with epoxy flooring.
Security
The property is equipped with a 14-camera surveillance system with lights and siren, motion detectors, phone and intercom entry, and smoke detection.
Location & Access
The residence sits within Matthams Park in Mango Promenade, a historic district originally platted in the early 1900s, one block from the Flagler Drive waterfront. The location falls within the Palm Beach public school zone and is positioned just north of the El Cid Historic District. The MLS remarks note proximity to Palm Beach Island, the Norton Museum of Art, Kravis Center for the Performing Arts, and Palm Beach International Airport.
