The Building
The Ritz-Carlton Residences on Singer Island is a hotel-branded oceanfront property of two towers completed in 2008. Catalfumo Construction developed it and Robert M. Swedroe designed it. Two things define the building. The first is its brand and its services. The property is managed to Ritz-Carlton standards, and residents can use housekeeping, in-residence dining, valet and concierge, an experience closer to a hotel than a typical condominium. The second is its oceanfront position on Singer Island, with wide beaches and a more open, less formal setting than Palm Beach.

This is the most important distinction in the building. South Tower stacks 3 through 6 are deeded as resort condominium units, which permits rentals as short as seven days with no annual cap. South Tower stacks 1 and 2 and all North Tower units carry standard residential deeds with a 30-day minimum lease. The deed type affects rental income, resale value and tax treatment, so confirm it from the declaration and the unit’s deed before making an offer.
Monthly assessments vary with unit size, with Tower Suites higher. Fees cover 24-hour concierge, valet parking, in-residence dining, two pools, two fitness centers, beach maintenance, security, the poolside restaurant, cinema rooms, and all common-area operations. These are meaningfully higher than assessments at Oasis or Ocean’s Edge because the Ritz-Carlton service model requires hotel-grade staffing levels embedded in the HOA.
The association carries windstorm and flood insurance through a master policy; owners are responsible for HO-6 (interior and contents) coverage. Coastal insurance premiums across Singer Island have risen substantially in recent years. Before making an offer, request the current insurance declarations page, most recent reserve study, and special assessment history from the past five years for attorney review.
Ritz-Carlton offers branded hotel services, a full-time concierge staff, in-residence dining, and a staffed restaurant. The trade-off is higher monthly carrying costs. Oasis and Ocean’s Edge provide strong amenity packages and lower HOA assessments without the brand affiliation or hotel-grade service model. Tiara sits at a lower price tier. All four buildings share the same stretch of Singer Island oceanfront.

Add one sentence saying whether the assessment funds only the restaurant’s operation or the meals as well. Few other Singer Island buildings offer food and beverage service beyond catering or outside delivery.
Renovations require association approval and must follow the building’s architectural guidelines, which govern materials, contractor access hours, noise restrictions, and common-area protection during construction. Since the building was delivered in 2008, many resale units have been substantially updated by owners. Finishes vary widely from the original specifications. Yes. Up to two pets of non-aggressive breeds are permitted. The property includes two dedicated dog parks. Confirm current weight limits and breed restrictions with the association.
Enclosed private garages, oceanfront cabanas, junior garages for beach and sporting equipment, and air-conditioned storage rooms can be bought separately. Guest suites are hotel-style rooms that residents reserve by the night. Standard parking is assigned: typically two covered spaces for Signature and Tower Suite units and one for Resort Residences. Combinations have been completed in the building and require association approval. The North Tower’s four-per-floor layout is more conducive to combinations than the South Tower’s six-per-floor configuration. Two adjacent Signature Collection units can yield a residence exceeding 7,000 square feet.
The brand license and management agreement has a defined term and is subject to renewal. If the agreement were not renewed, the building would retain its physical amenities but lose the Ritz-Carlton name, service standards, and global brand recognition. Confirm the current term and renewal provisions with the association.
Florida’s post-Surfside structural inspection requirements apply to buildings of this age; confirm the building’s current milestone inspection status with the association. Many units have been substantially renovated since delivery, so finishes in resale units vary significantly from original specifications. A unit at a lower price per square foot may require meaningful renovation investment to bring finishes to current standards.
