41 completed residences on South Flagler Drive in West Palm Beach. Two units per floor, 4,200 to 8,400 SF, with Intracoastal and ocean views. Developer inventory sold out; resales available.
Project Overview
Forté on Flagler is a 25-story, 41-residence tower at 1309 South Flagler Drive in West Palm Beach. With two units per floor, it has a lower density than any neighboring tower on the corridor. Every residence is a flow-through layout ranging from 4,200 to 8,400 square feet, with private elevator foyers, 9- to 10-foot ceilings, and more than 1,000 square feet of wraparound balcony. WSDG, the acoustic engineering firm, designed the building’s inter-unit sound isolation systems, an unusual specification for a residential tower.
The building was developed by Two Roads Development and Alpha Blue Ventures (Marius Fortelni and Scott Maslin), with construction by Moss. Architecture is by Bernardo Fort-Brescia of Arquitectonica, whose design for the tower uses curved facades that reference nautical geometry when seen from the Intracoastal. Interior design is by Jean-Louis Deniot, the Paris-based AD100 designer, who specified Italian stone, Italkraft cabinetry, Sub-Zero and Wolf appliances, and Waterworks fixtures throughout.
The site faces the Intracoastal Waterway to the east, with direct sightlines to Palm Beach Island and the Atlantic beyond. The project secured a $121.5 million construction loan from Bank OZK and recorded over $289 million in presale volume across 37 contracts. Developer inventory is sold out; remaining availability consists of owner resales.

The Team
Two Roads Development is a West Palm Beach-based firm led by co-managing partners Reid Boren and Taylor Collins, with over 100 combined years of experience in luxury residential development. Completed projects include Forté on Flagler, Elysee, and Biscayne Beach (both in Miami’s Edgewater district). Current projects include Four Seasons Residences Bahamas, Four Seasons Las Vegas, Rivage Bal Harbour, EDITION Miami Edgewater, and Pendry Tampa.
For Forté, Two Roads partnered with Alpha Blue Ventures (Marius Fortelni and Scott Maslin). Moss Construction served as general contractor. The project secured a $121.5 million construction loan from Bank OZK and recorded over $289 million in presale volume across 37 contracts. Douglas Elliman Development Marketing handled sales.
Jean-Louis Deniot is a Paris-based interior designer recognized on the AD100 and Elle Decor A-List. Recent projects include the Nolinski hotel in Paris, private residences in New Delhi and Chicago, and residential towers in Miami and New York.
For Forté, Deniot specified natural stone flooring, Italkraft cabinetry, Waterworks fixtures, and open-plan living areas oriented to capture Intracoastal and ocean sightlines from both the east and west exposures of each residence.
Location
Forté sits at 1309 South Flagler Drive, on the west bank of the Intracoastal Waterway directly across from Palm Beach Island, in the El Cid historic residential district. Worth Avenue, Royal Poinciana Plaza, and The Breakers are five to eight minutes by car across the Flagler Memorial Bridge. Downtown West Palm Beach, including Rosemary Square, the Norton Museum of Art, and the Brightline station, is less than two miles north. Palm Beach International Airport is approximately 15 minutes.
Common Questions
Original developer pricing for standard-floor residences at Forté on Flagler started at approximately $6.7 million (4,420 or 4,436 SF interior plus 1,022 SF of balcony). The two-story penthouse, which includes a private rooftop pool and approximately 9,040 SF of interior space on the main level, is listed at $47.5 million. Initial presale contracts totaled $289 million across 37 units, with individual closings recorded from $5.9 million.
Developer inventory is sold out. Remaining availability consists of owner resales, which are priced above original developer levels. For context, Forté has 41 total residences. Neighboring towers on South Flagler Drive range from 69 to 108 units, which affects per-square-foot pricing and long-term operating costs.

Architecture is by Bernardo Fort-Brescia of Arquitectonica. Fort-Brescia’s design for the tower uses curved facades, a geometry he has described as referencing nautical forms. Arquitectonica’s portfolio includes the American Airlines Arena in Miami, Infinity Towers in San Francisco, and multiple luxury residential towers across South Florida.
Interior design is by Jean-Louis Deniot, a Paris-based designer on the AD100 and Elle Decor A-List. His material selections for Forté include Italian stone, Italkraft custom cabinetry, Sub-Zero and Wolf appliances, and Waterworks faucets and fixtures. WSDG, the acoustic engineering firm, was engaged separately to design inter-unit sound isolation systems.

Amenities span three floors and are concentrated on a second-story terrace deck: 75-foot lap pool, heated spa, poolside cabanas, and outdoor dining and lounge areas. The building also includes a fitness center, yoga studio, separate his-and-hers spa facilities with steam and sauna rooms, and private treatment rooms.
Social and service amenities include a private dining room, great room, evening lounge, screening theater, multi-sport simulator, library, business center, two guest suites available for resident booking, two house cars, 24-hour valet, doorman, and on-site concierge. An outdoor sculpture garden and art walk were designed in collaboration with the City of West Palm Beach.
These facilities are shared among 41 residences. For comparison, South Flagler House distributes its amenity program across 108 units, and La Clara across 83. Buyers evaluating amenity access should weigh unit count alongside the amenity list itself. For a broader comparison, explore our luxury condominium index.

HOA fees at Forté on Flagler cover 24-hour valet and doorman service, concierge, building insurance, water, common-area maintenance, reserves, pool and fitness facility upkeep, two house cars, and two guest suites. Pre-completion estimates placed fees at approximately $1.80 per square foot, which would translate to roughly $7,900 to $8,000 per month for a standard-floor unit.
With 41 units, the per-unit share of fixed operating costs is higher than in a 100-plus unit building. The tradeoff is that fewer owners participate in association governance and capital improvement votes. Buyers should request the association’s current budget and reserve study before making a purchase decision.

Forté has 41 residences with two per floor. For comparison: South Flagler House has 108 residences (by Robert A.M. Stern Architects), La Clara has 83 (by Arquitectonica), and The Bristol has 69 (by Robert A.M. Stern Architects). Forté is the smallest of these four buildings by unit count and the only one that is fully sold out from the developer.
Standard floor plans at Forté start at 4,420 SF, which is larger than the entry-level layouts at most neighboring projects. Units can be combined into full-floor configurations. The building is complete, which differentiates it from projects still under construction on the corridor.
Architecturally, Fort-Brescia’s curved-facade design and Deniot’s Paris-sourced interior specification differ from the classical RAMSA aesthetic at South Flagler House and The Bristol. Forté also engaged WSDG for inter-unit acoustic isolation, a specification not standard in competing buildings. For a full comparison, explore our new developments index.
Rental policies at Forté on Flagler are governed by the condominium declaration. Buyers should confirm lease terms, minimum rental periods, and board approval requirements with the association, as policies may have been amended since developer turnover.
Rental policies in new luxury condominiums on the South Flagler corridor vary. Common structures include minimum lease terms of six months to one year, caps on the number of leases per calendar year, and association board approval of prospective tenants. These terms are set by the condominium association and can change after developer turnover.
Buyers evaluating Forté for investment should request the current declaration of condominium and any amendments. Our team can provide a comparative analysis of rental rules across luxury condominiums in West Palm Beach.
Forté is a reinforced-concrete tower built by Moss Construction to current Florida Building Code standards, which require impact-rated glazing, enhanced wind-load resistance, and structural redundancy for coastal high-rise construction in Palm Beach County.
Interior specifications follow the Deniot design package: stone flooring, Italkraft custom cabinetry, Sub-Zero and Wolf appliances, Waterworks fixtures, and pre-wiring for home automation. The building also incorporates WSDG-designed acoustic isolation between units, using decoupled wall and floor systems to minimize sound transmission. Ceiling heights are 9 to 10 feet on standard floors and 12 to 15 feet in the penthouse.
Because the building is complete, all finishes and systems can be inspected firsthand. For guidance on evaluating specific construction details at Forté and other new developments, contact our team.
Owners at Fortu00e9 benefit from Florida’s zero state income tax on all income sources. Property taxes in Palm Beach County are assessed annually based on market value. The homestead exemption (up to $50,000 in assessed value reduction) is available to primary residents who file by March 1.
New construction and recent sales typically carry higher initial assessments because the county values the property based on the transaction price. The Save Our Homes cap limits annual increases to 3% on homesteaded properties beginning in the second year. Non-homesteaded properties (second homes, investment units) are subject to a 10% annual assessment cap.
Buyers considering Forté as part of a relocation to West Palm Beach should model property taxes at the full assessed rate for year one. Our team coordinates with tax advisors to estimate total cost of ownership across waterfront properties in Palm Beach County.
Forté completed closings in 2025 and developer inventory is sold out, so resale transaction data for the building is limited. Key factors that will influence secondary-market pricing include the 41-unit supply constraint (fewer competing listings at any given time), the building’s completed status (no delivery risk), and broader demand trends on the South Flagler corridor.
The corridor has attracted significant new development capital since 2020, driven in part by corporate office relocations to West Palm Beach and constrained supply of large-format waterfront residences in Palm Beach County. Whether that demand trajectory continues will depend on macroeconomic conditions and the pace of new supply entering the market, with over 6,000 units in the developer pipeline across the city.
