Get Private Access →Jupiter's Complete Community
Jonathan’s Landing is a 606-acre private golf and marina community of approximately 1,200 residences along the Intracoastal Waterway in Jupiter. Established in 1983, it is the only community in northern Palm Beach County that combines three championship courses (54 holes across two campuses) with direct ICW access and a Loggerhead-operated marina. Unlike most private club communities in the area, membership is optional.
The community is organized into 27 villages across four product types: five condominium villages, four townhome villages, and 18 single-family neighborhoods. At the entry level, Waterbend, West Bay, Traders Crossing, and Cape Pointe offer attached residences from approximately $400K to $1M (1,200 to 2,200 SF). Mid-range single-family villages like Windrift, Hidden Cove, Shearwater, Lantern Bay, and Greens Cay range from $550K to $2M. Premium neighborhoods including Baytowne and Southern Cay command $800K to $3.8M, with Baytowne averaging $632/SF across recent sales. At the top, Casseekey Island, Passage Islands, Barrow Island, and Harbour represent the waterfront estate tier, from approximately $2.5M to above $11M.
The club offers four membership tiers (Golf, Sports, Social, and Executive) with equity-based initiation. Golf initiation runs approximately $50,000 to $75,000 as of early 2026. Club amenities including golf, marina, dining, tennis, fitness, and spa are available only to members, but homeowners who choose not to join still have full access to the gated community, POA amenities, and their village facilities.
Jonathan’s Landing is not a single-product community. A buyer downsizing from the Northeast might purchase a $500K Waterbend condo and skip membership entirely. A family with school-age children might choose a $1.2M home in Shearwater for the yard and proximity to Lighthouse Elementary. A boater who plays golf might pay $4M for a Casseekey Island estate with direct ICW frontage. All three can live within the same gate.

Three Courses, Two Campuses
The Village Course sits within the gates and was completely redesigned by Beau Welling in 2024, making it the newest course layout in Jupiter. The signature 17th hole requires a one-of-a-kind ferry boat ride across the Intracoastal Waterway. The design is intentionally playable for all levels while rewarding creative shotmaking.
The Medal and The Match are both located at Old Trail in Ranch Colony, a few miles west. The Medal is the Tom Fazio championship layout, set within a nature preserve away from homes and described by the club as its true championship course. The Match, redesigned by Gil Hanse and Jim Wagner, was named No. 4 on Golf Digest's 2023 Best Transformation list.

Intracoastal Waterway
The community marina, operated by Loggerhead Marinas at 3238 Casseekey Island Road, offers fuel, pump-out, dry-stack storage, and wet slips on the Intracoastal. The Jupiter Inlet is approximately 10 minutes south by water with no fixed bridges, providing direct ocean access for fishing and cruising.
Casseekey Island is the most exclusive residential section: a private island accessible only by bridge, where estates sit directly on the ICW with private deep-water dockage. Passage Islands, Jonathan's Island, and Barrow Island round out the waterfront estate tier. Seven Casseekey Island sales since 2020 range from $2.3M to $11.1M, with the record set in March 2022 at $11.1 million for a 12,000 SF estate at Pilots Point.
Jonathan's Landing Homes for Sale
Jonathan’s Landing recorded 72 closed sales totaling $89.3 million in the trailing 12 months through early March 2026, with a median sale price of $930,000 and a community-wide average of $543/SF. That volume reflects the community’s broad inventory: condos in Waterbend and West Bay turn over frequently, while Casseekey Island estates may see only two or three sales per year.
Median days on market in the trailing 12 months was 50, up significantly from single digits during the 2020 to 2022 surge. Buyers at most price points have more negotiating room than they did three years ago. Median price per square foot has risen from $283 in 2020 to $543 in early 2026, a 92% increase over five years, though the trajectory leveled in 2024 to 2025 before ticking up again in early 2026.
Buyer Intelligence
Assessments vary significantly by village. HOA fees in condo villages like Anchorage North run $1,300 to $1,900 per month and typically include building insurance, exterior maintenance, and pool service. Single-family villages like Baytowne and Windrift run $400 to $850 per month covering security, road maintenance, and common area upkeep. POA (Property Owners Association) dues apply community-wide on top of village-specific HOA. Request the five-year assessment history and most recent reserve study for the specific village under consideration. A capital infrastructure assessment has applied to some transactions.
Membership is optional but worth understanding. Unlike Admirals Cove, BallenIsles, and most comparable communities, Jonathan’s Landing does not require club membership with property purchase. This means a buyer can purchase a $500K condo without any initiation cost. Buyers who do want membership choose from four tiers: Golf (approximately $50K to $75K initiation as of early 2026), Sports, Social, and Executive (for members under 50). Club amenities including golf, marina, dining, tennis, fitness, and spa are available only to members.
Insurance and construction era. Homes in Jonathan’s Landing were built between 1979 and 2007. Older homes (pre-2002, before the Florida Building Code overhaul) face higher wind and flood insurance premiums. Roof age directly affects insurability. Buyers considering older inventory should obtain insurance quotes during the inspection period.
Deed restrictions and rentals. Architectural review applies to all renovations and new construction. Rental restrictions vary by village: some allow leasing with restrictions (Lantern Bay, for example), while others prohibit leasing in the first two years (Crosswinds). Seasonal buyers should confirm the specific rental rules for the village they are considering before going under contract.
Old Trail is off-campus. Two of the three golf courses (The Medal and The Match) are located at Old Trail in Ranch Colony, several miles west of the main community gate. Members drive or take club transportation. This is a practical consideration for daily golfers: the Village Course is cart-accessible from home, while the Old Trail courses require a short drive on public roads.
Optional Equity Club
Jonathan’s Landing Golf Club operates as a member-owned equity club with four membership categories.
01
Full access to all three courses (The Village, The Medal, The Match) plus practice facilities, marina, dining, racquets, fitness, and spa. Initiation approximately $50,000 to $75,000 as of early 2026.
02
Tennis, pickleball (10 Har-Tru courts), fitness center, pool, and limited golf privileges. Lower initiation and dues than the Golf tier.
03
Social membership covers dining, events, and clubhouse access. The Executive tier is designed for members under 50, combining golf and social benefits at a reduced initiation.
04
Homeowners who choose not to join the club still have access to the gated community, POA amenities (pools, dog park, bocce, playgrounds, bike and jogging trails, picnic areas), and their village facilities. Club amenities (golf, marina, dining, fitness) are reserved for members. Contact the Director of Membership for current fee schedules.

How It Compares
Common Questions
As of early 2026, the community spans a wider price range than any other private club community in Jupiter. Condos in Waterbend and West Bay start in the low $400Ks for 1,200 to 1,500 SF units, typically 1980s construction with lake or golf views. Townhomes in Traders Crossing and Cape Pointe range from $500K to $1M. Single-family homes in mid-range villages (Windrift, Hidden Cove, Shearwater, Lantern Bay) run $550K to $2M. Premium single-family in Baytowne ($815K to $3.78M in 2024 to 2025 sales, avg $632/SF) and Southern Cay ($1.5M to $3.05M, avg $657/SF) represent the strongest recent appreciation. Waterfront estates on Casseekey Island, Passage Islands, and Barrow Island trade from approximately $2.5M to $11M+.
No. Jonathan’s Landing is one of the few private club communities in Jupiter where membership is optional. Homeowners may purchase any property without joining the Golf Club. This is a meaningful financial distinction: at Admirals Cove, social membership alone costs approximately $86,000 in initiation with annual dues above $16,000, and membership is mandatory with purchase. At Jonathan’s Landing, a buyer who does not golf or use club facilities can skip that cost entirely. Buyers who do want membership choose from Golf (approximately $50K to $75K initiation as of early 2026), Sports, Social, or Executive tiers.
Jonathan’s Landing averages approximately 70 closed sales per year (68 in 2024, 70 in 2025), generating roughly $88M in annual volume. Median days on market in the trailing 12 months is 50 days, up from single digits during the 2020 to 2022 market. Condo villages like Waterbend and West Bay turn over most frequently. Baytowne, Southern Cay, and the waterfront estate tier see only a handful of sales per year. Casseekey Island recorded three sales in 2025 to early 2026, ranging from $2.95M to $3.9M.
Significantly. Median price per square foot across the community rose from $283 in 2020 to $515 in 2024, a gain of roughly 82%. The trajectory flattened in 2025 (median $478/SF) before ticking back up to $543/SF in early 2026. Total closed volume went from approximately $68M in 2020 to $88M+ in both 2024 and 2025. Baytowne and Southern Cay have been among the strongest performers, with recent sales averaging $630 to $660/SF. The record community sale remains $11.1 million on Casseekey Island in March 2022.
These three neighborhoods serve different buyer profiles above $1M. Baytowne offers a mix of townhome-style attached units and larger single-family homes along golf and lake settings, with 2024 to 2025 sales from $815K to $3.78M. Southern Cay is primarily waterfront single-family on interior water, with recent sales from $1.5M to $3.05M. Casseekey Island is the estate tier: a private island within the community with direct ICW frontage, private dockage, and homes from 3,000 to 12,000+ SF, trading from $2.3M to $11.1M. Barrow Island and Passage Islands provide similar waterfront estate product at $2.1M to $5.25M.
Admirals Cove sits a few miles south along the Intracoastal and also offers golf plus marina access, but the two serve different buyer profiles. Admirals Cove has a higher price floor (roughly $1M minimum), a 77-slip marina with deeper-draft capacity, 45 holes of golf, and mandatory membership. Jonathan’s Landing offers a lower entry point ($400K), optional membership, and the broadest range of housing product in any Jupiter club community. Buyers who prioritize boating infrastructure and a higher price band tend toward Admirals Cove. Buyers who want flexibility, variety, and lower all-in cost of entry tend toward Jonathan’s Landing. For the ultra-high-end buyer ($5M+), The Bears Club is the more common comparison.
At the $2M+ price point, buyers often evaluate all three alongside Jonathan’s Landing. Jupiter Hills offers 36 holes (two George Fazio designs) with a more traditional, golf-focused membership culture; no marina, invitation-only, and a higher price floor. Loxahatchee Club is a smaller, highly exclusive Jack Nicklaus community of approximately 350 homes with a single championship course. Jonathan’s Landing’s differentiators at this tier are three courses by three different designers (including the 2023 Hanse transformation), Loggerhead marina access, and optional membership. The trade-off: Jupiter Hills and Loxahatchee offer smaller, more exclusive communities with higher price floors and stricter membership controls.
HOA fees vary substantially by village and product type. Condo villages carry the highest per-unit costs: Anchorage North runs approximately $1,300 to $1,900 per month (including building insurance, exterior maintenance, security, and pool service). Single-family villages have lower HOA assessments: Baytowne runs approximately $400 to $625 per month, Barrow Island approximately $650 to $1,340 per month. A community-wide POA (Property Owners Association) assessment applies on top of village HOA. Some recent transactions have included a capital infrastructure assessment. Request the specific fee schedule and reserve study for the village you are considering.
Property taxes in Jonathan’s Landing vary by assessed value and homestead status. Among 2024 to 2026 sales, homes in the $400K to $700K range carried annual taxes of approximately $3,000 to $10,300, with a median around $7,100. Homes in the $1M to $2M range had taxes from $2,600 to $22,100, median approximately $9,800. Florida’s homestead exemption (up to $50,000 in assessed value reduction) applies only to primary residences. Seasonal buyers pay full assessed value without Save Our Homes cap protection, and the annual tax difference between homesteaded and non-homesteaded properties compounds significantly over time on higher-value homes.
Homeowners who do not join the Golf Club still live within the gated community and have access to all POA amenities: community pools, dog park, bocce courts, playgrounds, bike and jogging trails, picnic areas, putting green, and walking paths throughout 125 acres of freshwater lagoons and landscaped open space. Village-level facilities (typically a private pool and common area) are also available. What non-members do not have access to is the golf courses, marina, clubhouse dining (The Landing, Pub 1696, The Perch), fitness center, spa, and tennis/pickleball courts. For many entry-level buyers, the POA amenities are sufficient, and the absence of a mandatory membership fee is the primary financial reason they choose Jonathan’s Landing over mandatory-membership competitors.
Jonathan’s Landing is zoned for Lighthouse Elementary, Independence Middle School, and Jupiter Community High School in the Palm Beach County public school district. These are among the higher-rated public schools in the county. Private school options nearby include The Benjamin School (approximately 12 minutes south, pre-K through 12, the most common private choice for Jupiter families at this price point) and King’s Academy (approximately 15 minutes south). Confirm current zoning directly with the Palm Beach County School District, as boundaries update periodically.
Rental policies vary by village. Some neighborhoods (like Crosswinds) prohibit leasing in the first two years of ownership. Others allow leasing with board approval and tenant restrictions. Buyers who intend to lease seasonally should confirm the specific rental rules and any minimum lease duration for the village under consideration before going under contract. The POA and individual village associations maintain their own governing documents.
Jonathan's Landing spans 27 villages at price points from $400K to above $11 million, with optional membership and three recently upgraded courses. The differences between villages, fee structures, and waterfront access are significant. We can walk you through them.
