Jupiter Hills Club is a 366-acre private golf community in Tequesta built on a Seminole Ridge sand formation between the Intracoastal Waterway and Jonathan Dickinson State Park. The Hills Course (1970) ranks #4 in Golf Digest’s Best in State (Florida) for 2025–26 and #122 nationally. The Village Course (1972) ranks 70th in Florida.
The residential community and the golf club are legally separate entities. The community (Jupiter Hills Village) contains 212 residences across five product types: custom estate homes on Village Circle and Intracoastal Terrace (up to 8,000+ SF), single-family homes on Birkdale Run, Prestwick Terrace, and Ferland Court (2,500–4,000 SF), villas (3,000–4,000 SF), townhomes on Birkdale Run (2,500–3,400 SF), and condominiums on Hill Club Terrace (1,900–2,800 SF). Club membership is by invitation only but is not mandatory for property owners. Homeowners may live within the gates and access community amenities (pools, tennis, fitness) without joining the club. Golf, the clubhouse, and practice facilities are club amenities, available only to members.
Bob Hope, William Clay Ford Sr., and George Fazio conceived the club in 1969. Fazio designed both courses; the Hills Course opened in 1970, the Village Course in 1972. His nephew Tom Fazio, who assisted on the original design, is a member and has overseen all renovations since, most recently in 2020. The club has hosted USGA championships including the 1987 U.S. Amateur and 2018 U.S. Amateur Four-Ball, with the 2027 U.S. Mid-Amateur scheduled.

George Fazio routed the Hills Course along the same Seminole Ridge formation that underlies Seminole Golf Club to the south and McArthur to the north. The course plays 7,344 yards at par 70 (rating 77.1, slope 150). Pine, oak, and palmetto frame the holes, with open sandscapes replacing traditional rough. The routing is largely free of residential encroachment, unusual for a community of this density. Tom Fazio's 2020 renovation introduced new bunkering strategies while preserving the open sand character of the original design.
The Village Course (1972) occupies flatter terrain on the south end of the property. A 2017 renovation by Tom Fazio replaced Bermuda roughs with sand borders to match the Hills Course aesthetic and rebuilt greens and bunkers.

Buyer Intelligence
Club vs. community: two separate entities. Jupiter Hills Club (the golf and social club) and Jupiter Hills Village (the residential HOA) are legally and financially separate. The HOA manages gates, roads, landscaping, pools, tennis, and fitness. The club manages the golf courses, clubhouse, dining, and practice facilities. You can own a home and access community amenities without being a club member. You cannot access the golf or clubhouse without a club invitation. This distinction affects both your carrying costs and your daily experience.
Martin County jurisdiction. Jupiter Hills sits in Martin County, not Palm Beach County. Property taxes, school districts (Hobe Sound Elementary, Murray Middle, South Fork High), building codes, and permitting all fall under Martin County. Buyers who need Palm Beach County school enrollment should plan accordingly.
Construction vintage varies significantly. Homes were built between 1980 and 2015. Pre-2002 construction predates the current Florida Building Code, which affects wind mitigation credits and insurance premiums. Roof age and impact-rated openings are the primary drivers of insurability. Buyers of older homes should secure wind/flood insurance quotes before making an offer.
Capital contributions at closing. Recent transactions show a one-time HOA capital contribution of $10,000 to $20,000 due from the buyer at closing, separate from any club initiation.
