No days on market. No public price history. If the right offer arrives privately, you close without a public listing record.
For many sellers, this is Phase 1 of the 3-Phase Marketing Strategy. Private, then Coming Soon, then public launch. Each phase produces data that shapes the next. Some properties close in Phase 1 and never reach the public market.

When you register detailed criteria with us, you receive three layers of access most buyers working outside Compass do not have: advance notice on properties before they enter even the private market; first-look access to every Compass Private Exclusive across Palm Beach County; and buy-side memos on every property we surface, covering the market story, comparable data, and our honest view on price. None of this is available through a portal search.
No. Buyer representation, including Private Exclusive access, buy-side memos, and your curated Compass Collection, is part of working with us. The seller pays the commission structure. There is no separate fee, retainer, or subscription for any of it.
There is no fixed limit. You can remain as a Private Exclusive for as long as makes sense for your goals. Most sellers use it as Phase 1 of our 3-Phase Marketing Strategy, transitioning to Compass Coming Soon and then public listing when the data supports it. Others transact off-market and never enter the public phase.
No. Because days on market do not accumulate and pricing is not publicly visible during the private phase, your property enters the public market with a clean record when you are ready. There is no stigma of days on market, no visible price history, and no public record of the private phase.
The private market is most active from November through April, when seasonal residents return and sellers have motivated, qualified buyers in market. However, serious off-market activity occurs year-round among permanent residents and family office buyers. The advantage of registering your criteria early is that you receive notification as properties surface, regardless of season.
