The Private Market
The most significant properties rarely reach the MLS. Here is how to access all of them first — or ensure yours gets a first look from the right buyers.
Why the Private Market Exists
In any functioning luxury market, the most qualified buyers are not searching portals — they are already positioned. They know this market. They have been watching specific streets, specific buildings, and specific price points for months or years. When the right property surfaces privately, they move. By the time it reaches the MLS, they have seen it, considered it, and often passed or purchased.
Informed sellers understand this entirely. Listing publicly means opening a property to buyers who are still deciding — undecided on location, unqualified on financing, uncommitted on timing. A private approach reaches the buyers who were already looking for exactly this. The transaction that follows is faster, cleaner, and conducted between parties who are both serious.
For buyers, the implication is equally direct: portal search is partial market access. The properties you find there have already been reviewed by every qualified buyer in this market. Being positioned inside the private network — before properties are listed anywhere — is not a luxury. At this level, it is the baseline.
Over time, the dynamic changes entirely. Properties are no longer discoveries — they are introductions. The market you experience becomes one of first looks, considered memos, and private conversations long before any public record is made. That is what working with a desk that operates inside the private market means in practice.

Private Market Access
How We Work
Buyers are identity-verified and financially confirmed before any access is granted. Sellers are introduced only to buyers who are genuinely positioned to transact. Neither party wastes time on the uncommitted.
No days on market. No price history. No press exposure. For sellers, this protects negotiating position. For buyers, it means their search — and the properties they've considered — stays entirely private.
Registered buyers see properties before they enter any market. Sellers reach buyers who were already looking, before any public exposure begins. In a market where the best assets rarely list publicly, the first introduction is often the only one that matters.
A significant share of our clients — buyers and sellers alike — never interact with the public market at all. The right parties are identified, introduced, and brought to agreement privately. Quiet, efficient, and conducted entirely on terms both sides have chosen.
For Buyers
The best acquisition decisions in this market are made before a decision is formally available. The buyers who secure the finest assets are not responding to listings — they are responding to introductions. Their criteria are registered. Their desk is working. When the call comes, they are ready.
Register a complete brief and you enter that position. Your criteria are matched against current Compass Private Exclusives, pre-market conversations, and properties whose owners are considering a quiet transaction before any formal listing decision is made.
Get Started
The private market rewards those who are positioned before they need it.
For Buyers
Register your criteria and we match them against every Private Exclusive, pre-market lead, and off-market opportunity.
For Sellers
Offer your property to pre-qualified buyers before any public exposure. No days on market. No price history. Full control at every step.

In the luxury segment, sellers prioritize discretion and qualified buyers over maximum exposure. A home offered privately reaches agents with active, pre-qualified clients — the buyers most likely to transact quickly and at full value. By the time the same property hits the MLS, those buyers have already seen it. The public market receives what the private market did not take.
Compass Private Exclusives are properties marketed exclusively within the Compass network of 33,000+ agents and their clients before appearing on the MLS, Zillow, or any public platform. Only Compass agents and their clients can view them. For sellers, this creates a private marketplace with no public exposure. For buyers, it provides first-look access to properties that cannot be found through any public search.
When you register detailed criteria with us, you receive three layers of access most buyers never have: advance notice on properties before they enter even the private market; first-look access to every Compass Private Exclusive across Palm Beach County; and buy-side memos on every property we surface — covering the market story, comparable data, and our honest view on price. None of this is available through a portal search.
No. Buyer representation, including Private Exclusive access, buy-side memos, and your curated Compass Collection, is part of working with us. The seller pays the commission structure. There is no separate fee, retainer, or subscription for any of it.
There is no fixed limit. You can remain as a Private Exclusive for as long as makes sense for your goals. Most sellers use it as Phase 1 of our 3-Phase Marketing Strategy, transitioning to Compass Coming Soon and then public listing when the data supports it. Others transact entirely off-market and never enter the public phase at all.
No. Because days on market do not accumulate and pricing is not publicly visible during the private phase, your property enters the public market with a clean record when you are ready. There is no stigma of days on market, no visible price history, and no public record of the private phase at all.
The private market is most active from November through April, when seasonal residents return and sellers have motivated, qualified buyers in market. However, serious off-market activity occurs year-round among permanent residents and institutional buyers. The advantage of registering your criteria early is that you receive notification as properties surface, regardless of season.
Whether you are buying or selling, the private market works in your favour only when you are positioned before it. That conversation starts here.
