About Northwood

Northwood is where West Palm Beach’s next decade is being priced. The name covers a family of 1920s neighborhoods north of downtown: Old Northwood, the city’s first locally designated historic district and a National Register district since 1994, Northwood Shores on the water side of Broadway, and the hillier blocks around them. For decades the area traded as a preservation story, Mediterranean Revival homes restored by hand at a fraction of corridor prices. The waterfront changed the math. New construction on North Flagler Drive and the Shores’ lake blocks now closes in the millions, with a recorded top above twenty million dollars, while the historic core still trades under one million. No other West Palm Beach neighborhood holds that spread.

Old Northwood runs from 26th Street to 35th Street between Dixie Highway and Broadway, and carries the historic designation, with roughly 320 buildings from the era. Northwood Shores lies east of Broadway to the Intracoastal, where North Shore Terrace plats hold the waterfront. Northwood Hills climbs west of Dixie. On this site, homes across all three list as Northwood, and the pocket is named where it changes the analysis.

The North Flagler rows are the story buyers ask about. New construction on the water has closed as high as $20.1 million on a recorded basis, and intracoastal lots that traded in the hundreds a decade ago now clear seven figures before a foundation is poured. The Shores' interior streets ride the same tide at lower numbers.

Old Northwood remains one of Florida's best preserved 1920s neighborhoods, and its homes trade well under the corridor districts to the south. The recorded neighborhood wide median ran near $950,000 over the last two years across 85 closings. That blend covers restored Mediterranean homes, original cottages and the first resales of new waterfront construction, so the pocket matters more than the average.

Currie Park's redevelopment, the Nora district's restaurants a mile south, and each new waterfront delivery reset the comps here faster than anywhere else in the city. Buyers underwriting Northwood should price the pocket and the block, not the neighborhood average, and sellers on the water should test the market before accepting an off market approach.

Northwood, Answered

North of downtown, roughly from 25th Street to 36th Street. Old Northwood sits between Dixie Highway and Broadway, Northwood Shores runs east of Broadway to the Intracoastal, and Northwood Hills climbs west of Dixie.

The Old Northwood core is. It became West Palm Beach’s first local historic district in 1991 and joined the National Register of Historic Places in 1994. The waterfront blocks east of Broadway are not under the same protection, which is one reason new construction concentrates there.

The recorded median across the whole area ran near $950,000 over the last two years. The spread is the real answer: restored historic homes trade from the high six figures, and new waterfront construction has closed above twenty million dollars.

The highest recorded closing is $20.1 million on North Flagler Drive in September 2026, a new construction waterfront home in the North Shore Terrace blocks.

Yes. Northwood Shores is the water side of Broadway, where lots run to the Intracoastal and new construction dominates. Old Northwood is the protected historic core. They share a name and a commercial village, and they price very differently.

The waterfront. North Flagler Drive is the last stretch of close in Intracoastal frontage that was still priced like a secret, and the market has spent the last few years correcting that. Each delivery resets the comps.

The neighborhood’s commercial blocks on Northwood Road, a strip of galleries, studios and restaurants that anchors the area’s identity. It sits between the historic core and the Shores.

About ten minutes. The Flagler Memorial bridge at the north end of downtown is the direct route, and the waterfront blocks look across the Intracoastal at the island’s north end.
