About Waterview Towers

Waterview Towers has owned its corner of the downtown waterfront since 1981: 132 residences in the tower at 400 North Flagler, rising directly above the Palm Harbor Marina basin where the megayachts winter, with water wrapping three sides and the island’s skyline across the channel. The new glass towers changed the skyline and proved the location the old tower claimed first. Ten recorded sales closed in the last two years at a median near $2.8 million and roughly $1,250 per square foot, about half the per foot price of the new construction a few blocks south, which is the whole investment argument in one sentence.

A single 1981 tower with large plans for its era, full service staffing and the marina basin at its feet. The east stacks carry the island views and the record pricing, and renovated residences increasingly price like small island apartments rather than old downtown stock.

Palm Harbor Marina operates beside the tower with slips for serious vessels, which gives residents the harbor life at their lobby door. Slip arrangements run through the marina itself, so boat owners should confirm availability and terms there directly.

Ten recorded closings over the last two years at a median near $2.8 million, a recorded record of $5.5 million and about three months to contract at the median. Three residences were available at this writing. The per foot gap to the new towers has narrowed every year as renovated lines trade, and the remaining spread is the opportunity.

A 1981 tower lives on its reserves and its renovation discipline, so read the association's paper the way we outlined in our condo budget work. Then price the view line: east water exposures hold value across every cycle here, and the marina side carries its own loyal market.

Waterview Towers, Answered

At 400 North Flagler Drive on the downtown West Palm Beach waterfront, directly above the Palm Harbor Marina basin, a block from the restaurants of the north downtown district.

One hundred thirty two in the single 1981 tower, with water on three sides and island views from the east stacks.

The recorded median over the last two years ran near $2.8 million at roughly $1,250 per square foot, with the recorded building record at $5.5 million.

Palm Harbor Marina operates beside the tower with slips for vessels of serious size. Slips run through the marina directly, so confirm availability and terms with its office.

About half the recorded per foot price with a better waterline. Buyers trade new-construction finishes for position, scale plans and a proven association, and renovators have been closing that gap line by line.

Boat owners, island-view buyers who want the water without island pricing, and value investors who read the per foot gap to the new skyline as the margin it is.
