Alton
Homes for Sale

Kolter built Alton from 2015 as the Gardens' modern answer: about 1,300 contemporary homes and townhomes on a walkable grid off Donald Ross Road, with the Alton Town Center's shops and restaurants at the front door. New construction has sold out, so the community now trades entirely on resale, at a pace few neighborhoods in the county match.

About Alton

Alton is the Gardens’ modern neighborhood, and the county’s cleanest test of whether buyers want contemporary architecture. Kolter started in 2015 on the Donald Ross corridor and built about 1,300 residences, from townhomes to estate rows, in a flat roofed, glass and stucco language no other local community attempted at scale. The town center next door carries the daily life: restaurants, fitness, a grocery anchor and offices that shortened the commute to zero for part of the neighborhood. Kolter reports the community sold out, so the market is now pure resale. The tape runs 102 recorded closings in the last two years at a median near $1.4 million, the fastest-trading community at its price in the Gardens.

Townhomes, courtyard homes and single family rows up to the Edge and Vue estate lines. Contemporary finishes throughout: tall glass, flat and shed roofs, and the county's broadest collection of true modern resale. The estate rows carry the record at a recorded $3.2 million.

One hundred two recorded closings over the last two years at a median near $1.4 million and roughly $420 per square foot. Twenty homes were available at this writing, under two months of supply at the recorded pace. Townhomes clear fastest and the estate rows set the ceiling.

Donald Ross Road between I-95 and the turnpike, with the Gardens' medical and tech corridor across the street, the beaches fifteen minutes east and downtown West Palm Beach thirty south. The town center makes it the Gardens' most walkable address, which the resale market prices every month.

Relocating professionals who want new-era construction without a golf obligation, and design-minded buyers priced out of the coastal modern market. Alton owners graduate to Old Palm and the waterfront, which makes this one of our most watched feeder ledgers.

Alton, Answered

On Donald Ross Road between I-95 and the turnpike, beside the Alton Town Center and across from the Gardens’ medical and research corridor.

About 1,300 residences built by Kolter from 2015, spanning townhomes, courtyard homes and contemporary estate rows. New construction has sold out.

The recorded median over the last two years ran near $1.4 million at roughly $420 per square foot. Townhomes enter below a million and the estate rows have recorded to $3.2 million.

The neighborhoods are open-grid by design, which is part of the walkable concept. Buyers who require a gate shop Artistry or the golf communities instead.

The retail and restaurant district built at the community’s edge, with a grocery anchor, fitness and offices. It operates separately from the residential association and functions as the neighborhood’s main street.

Volume and velocity: about a hundred recorded sales in two years with steady pricing makes it the most liquid modern product in the county, and liquidity is what lets owners exit on their own schedule.
