About One Royal Palm Way

One Royal Palm Way is the boutique building buyers find when they want the town itself rather than the oceanfront towers. The address is the story. Royal Palm Way is the island’s grand boulevard, the double row of royal palms that runs from the Royal Park bridge to the ocean, and number 100 holds its lake end. The Lake Trail is a block away, Worth Avenue is three blocks south, and the island’s offices, galleries and restaurants surround it. The building itself is 1969 vintage, six stories around a small footprint, with 39 residences of roughly 1,800 to 2,400 square feet. A renovation wave has rebuilt much of the stack, and the renovated product now records some of the strongest per square foot results of any non oceanfront building in town.

Two and three bedroom plans, most between 1,800 and 2,400 square feet, with the penthouse lines larger. Renovated residences trade like small houses: the recorded median over the last two years ran near $6 million, at roughly $2,280 per square foot.

Six recorded sales closed in the last two years, topped by $6.83 million for the G-4 line in July 2025. Three residences were available at this writing at a median ask near $5.9 million. With 39 residences in the stack, a year with three trades is a liquid year.

Royal Palm Way carries the island's banks and family offices, which is exactly why residents chose it. The commute to a Worth Avenue lunch is a walk, the bridge to the Kravis Center is at the end of the street, and the Lake Trail begins a block west for the morning circuit.

The building is a condominium, pet and renovation policies are board matters, and the unrenovated lines price well below the renovated record. Buyers comparing it with the oceanfront stock should read our condo budget work, because 1969 buildings live and die by their reserves.

The recorded median over the last two years ran near $6 million, at roughly $2,280 per square foot. Renovated residences set the ceiling and original ones price meaningfully below it.

No. It sits one block from the Intracoastal and the Lake Trail, in the middle of town. Buyers trade the water line for the address and the walkability.

Owners who want the town at their door: a lock and leave residence near the bridge, the trail and the Avenue, at boutique scale rather than tower scale.
