Architecture & Design
The design team describes the aesthetic as Modern Malibu-inspired. The three-level structure is organized around a central foyer with an architectural staircase ascending all three floors. Floor-to-ceiling glass wraps the waterside elevations, orienting the principal rooms toward the canal, preserve, and Intracoastal beyond. Total construction encompasses nearly 12,000 square feet, with approximately 8,900 square feet under air on a 0.31-acre point lot.
Interior Layout
The south wing houses the primary suite, which includes dual bathrooms and wardrobes, a private lounge, a separate exercise room, and a waterfront balcony. A dedicated Club Room with an adjacent office occupies the main level. The third level contains a game room, adding vertical separation between entertaining and private floors. A wine room and elevator service all three levels.
Outdoor Living & Grounds
The pool and spa sit on the waterside with views across the canal to the preserve. An expanded entertainment lanai extends the living area outdoors with a summer kitchen and cabana. The pool bath provides direct access between the outdoor spaces and the interior. The 3.5-bay garage accommodates a meaningful collection on the street side of the property.
Water Access & Docking
The 170-foot wraparound water frontage on a point lot provides multiple docking orientations. No fixed bridges obstruct the route to ocean access, which is a critical distinction in this section of the Intracoastal. Vessels can reach the Boca Raton Inlet without height restriction, making this viable for sportfish and larger cruising yachts. The protected canal setting reduces wake exposure compared to direct Intracoastal frontage.
Location & Access
The Sanctuary is a private gated community positioned along the Intracoastal Waterway in central Boca Raton. Security includes a manned guard house around the clock plus dedicated road and waterway patrols. Boca Raton Airport is approximately ten minutes by car, with Palm Beach International Airport roughly 25 minutes north via I-95. The community's reputation as a private enclave has drawn high-profile ownership, which contributes to limited inventory turnover within the gates.
