Albanese Home Builders, Quinn Miklos Architects, and Marc-Michaels Interior Design delivered this three-level point lot estate in 2024 on approximately 173 feet of wraparound canal frontage in The Sanctuary, Boca Raton's guard-gated enclave with 24-hour road and waterway patrol. The home is oriented for panoramic water and bird preserve views through floor-to-ceiling glass on all major exposures.

Architecture and Design by Quinn Miklos Architects
Quinn Miklos designed the residence in what the project team describes as a modern, organic-inspired idiom, with a Colonial structural framework rendered in glass. A towering foyer anchors the three-level plan, which distributes living, entertaining, and private quarters across nearly 10,000 square feet under air. Albanese Home Builders, an award-winning firm based in South Florida, executed the construction. Marc-Michaels Interior Design handled the interior specification.
Interior Sequence
The entry foyer opens to principal living spaces with canal and preserve views on multiple sides. A club room with a separate office occupies part of the main level, positioned for quieter use away from the entertaining zones. The wine room is accessible from the main floor.
The primary wing is a full suite with dual bathrooms, dual wardrobes, and a separate lounge area. Four additional bedrooms are distributed across the upper levels. A third-level game and exercise room caps the house, taking advantage of the elevated vantage point over the preserve and waterway. An elevator serves all three floors. The four-bay garage accommodates a serious vehicle collection.
Outdoor Living and Grounds
The rear grounds wrap the point with an in-ground heated pool and spa, an entertainment lanai, and a cabana with a dedicated pool bath. The 0.31-acre lot sits on a point configuration, meaning water exposure on two or more sides, which is uncommon even within The Sanctuary. The preserve backdrop across the canal ensures a permanent, unbuildable green buffer to the south and east.
Water Access and Dockage
The property offers approximately 131 feet of straight, protected side dockage suitable for a large yacht. There are no fixed bridges between the dock and ocean access, which means tall-mast and flybridge vessels can transit to the Boca Raton Inlet without height restrictions. The Inlet is approximately two miles east by water, providing direct Atlantic access. This is a rare configuration in Boca Raton; most canal-front homes in gated communities contend with fixed-bridge limitations or shorter dock runs.
Location and Access
The Sanctuary operates as a private, guard-gated community with 24-hour guardhouse security, road patrol, and waterway patrol. It sits west of the Intracoastal in central Boca Raton, with proximity to Mizner Park, Royal Palm Place, and the Boca Raton Resort. Boca Raton Airport is roughly a 10-minute drive for turboprop operations; Palm Beach International Airport is approximately 25 minutes north for larger aircraft.
