Architecture & Arrival
A grand auto court and motor plaza, framed by mature tropical landscaping, leads to an open-air portico entry. The transition from arrival to interior is designed to blur the threshold between indoor and outdoor space, establishing the Intracoastal as the property's visual anchor from the moment of approach. A four-bay garage accommodates a serious collection while maintaining service discretion from the main living areas.
Interior Sequence
The floor plan is organized around water orientation and natural light. A two-story staircase tower serves as the architectural centerpiece of the interior. The club room features a professional bar, and the library and private office are positioned for quiet separation from the entertaining zones. An Intracoastal loft room on the upper level provides elevated water views as a secondary living space.
Service infrastructure includes a butler's pantry, two utility rooms, and an elevator connecting the floors. The layout balances formal entertaining capacity with the daily functionality of a full-time residence, with 7,049 square feet under air within 9,820 total square feet.
Outdoor Living & Grounds
Three expansive lanais extend the living space along the Intracoastal edge, each creating a distinct environment for entertaining or private use. A fully appointed summer kitchen anchors the outdoor dining zone. The heated pool with pool bath is positioned to frame the water views, and the overall landscape plan uses mature tropical plantings to establish immediate privacy on a compact but well-planned waterfront lot.
Water Access & Docking
This configuration allows direct passage to open water without height restrictions, accommodating larger vessels.
