Architect Randall Stofft designed the Serenity model for Azure Development's Grove Estates, a gated single-family community of ten homes in downtown Delray Beach, three blocks east of Atlantic Avenue and two blocks south of Pineapple Grove. This Colonial new construction delivers 5,192 square feet under air across two levels of poured concrete and steel second-floor construction, with interiors by Czar Interiors and an anticipated completion of fall/winter 2026.

The Serenity model is offered in both Modern and Farmhouse finish packages, with the option to blend elements from each if contracted early in the build cycle. Twelve-foot floor-to-ceiling glass windows line the principal living spaces, and a floating staircase connects the ground floor to the upper bedroom level. A private elevator serves both floors. The structure uses solid steel and concrete on the second level, a construction method more common in coastal oceanfront builds than in walkable downtown communities.
Ground-Floor Interior
The main level is organized around a central great room that opens through full-height glass doors to the rear lanai and pool. The kitchen is fitted with Wolf and Sub-Zero appliances, custom 12-foot cabinetry, and a concealed butler's pantry. A club room anchors the entertaining wing with full front and back bar stations and its own operable glass wall to the outdoor living area. An office and a lounge round out the ground floor, along with one of two powder rooms.
Upper-Level Bedrooms
Four bedrooms occupy the second floor, including a primary retreat and a VIP suite, each with dedicated bathrooms finished in custom materials. Expansive balconies with glass railings overlook the community's central landscaped green, a private park exclusive to Grove Estates residents. Five full bathrooms and two powder rooms serve the home in total.
Outdoor Living & Grounds
The rear yard features a heated saltwater pool with spa and sun shelf, screened by dense tropical landscaping for privacy on the 0.17-acre lot. The covered lanai includes a full summer kitchen, wood-clad ceilings, and concealed retractable screens that allow year-round use. A natural gas fireplace is installed for cooler evenings. The three-car garage is accessed from the interior of the gated community.
Location & Access
Grove Estates sits within the downtown Delray Beach walkable grid: three blocks to Atlantic Avenue's restaurant and retail corridor, two blocks to the Pineapple Grove Arts District. The community is gated without a guard, and five of the ten homesites have already been contracted. For travel, Palm Beach International Airport is approximately 25 minutes north via I-95, and Boca Raton Airport is roughly 15 minutes south. Delray Beach's downtown zoning has become increasingly restrictive for new single-family gated communities, making Grove Estates an uncommon product type in a submarket dominated by condominium and townhome development.
