Architecture & Grounds
The compound spans approximately 22,682 square feet across more than half an acre of grounds. A motorized solid-iron gate opens to a roughly 200-foot brick-paved driveway. A grandfathered 10-foot perimeter wall, no longer permissible under current code, encircles the site. The property sits within a no-wake zone on the Intracoastal Waterway.
California Transitional Interiors by Warwick Design Group
Ceiling heights range from approximately 9 to 13 feet throughout the residence. Imported eight-inch white oak plank flooring from Spain runs threshold to threshold. Custom solid-wood doors and built-in cabinetry feature Blum European concealed hardware, dovetail construction, soft-close action, and vertical-grain European oak in tailored finishes. A rebuilt stairwell is crowned by an iron railing designed for the residence, with natural light filtering through and a fireplace at the landing.
All stone surfaces are natural; no engineered material appears anywhere in the home. Honed Italian marble and natural quartzite line the interiors. Primary bath showers are clad in full slabs of Calacatta Caldia and Statuary marble, while guest baths feature Carrara honed marble tile and countertops with freestanding vanities. Plumbing fixtures, cabinet hardware, and bath accessories are Waterworks throughout.
Kitchen & Entertaining
The chef's kitchen is equipped with Wolf and Sub-Zero appliances, including a professional-grade six-burner range with double ovens, griddle, and grill, matching Miele dishwashers, and dual full-height wine refrigerators. A butler's pantry and two beverage stations complete the culinary suite.
Formal and informal living spaces include a formal living room, dining room, a full lounge and club room with bar, a private movie theater and media room, and a temperature-controlled wine room with capacity for more than 3,000 bottles.
Outdoor Living & Waterfront
Walls of glass and expansive French doors open to an oversized loggia overlooking the Intracoastal. The heated pool and spa are finished in imported cobalt-blue Fujiwa tiles from Japan. Additional outdoor amenities include a fire pit, a cabana, and an Alfresco BBQ area with dedicated refrigeration, all set among entirely renewed plantings and fully turfed grounds.
Water Access & Docking
The private waterfront accommodates multiple vessels with berths for two boats aided by a 24,000-pound lift, plus a dedicated platform for three jet skis. The sheltered position within the no-wake zone provides calm waters and ocean access.
Systems & Technology
Villa Montecito is outfitted with a fully integrated Crestron smart-home automation system, full-home water filtration, an updated elevator, and five garage bays including a vehicle lift. Landscape lighting and irrigation systems have been designed and installed throughout the property.
