Architecture & Design
The architecture draws on West Indies vocabulary: broad overhangs, open sightlines, and an emphasis on indoor-outdoor transition. Affinity Architects, a firm well known across South Palm Beach County for contextual residential design, shaped the exterior language. Courchene Development and Ironwood Properties handled construction, delivering the home as new in 2023 with zoned HVAC throughout and a 2.5-car garage.
Interior
The floor plan spans four bedrooms, four full baths, and a half bath across a single primary structure. Total living area reaches 5,542 square feet inclusive of covered outdoor space. Zoned climate control serves individual wings, and the layout reflects the easy circulation characteristic of West Indies plans, with gathering spaces oriented toward the rear grounds and pool.
Outdoor Living & Grounds
The rear yard holds a heated saltwater pool with an integrated spa on a 0.38-acre lot. The property is set within the small Bluewater Cove pocket of Place Au Soleil, a quiet residential section of Gulf Stream with no commercial traffic and limited through streets.
Location & Access
Gulf Stream sits between Delray Beach and Briny Breezes along a narrow coastal corridor with its own dedicated police force and strict architectural review. Place Au Soleil lies on the west side of A1A with access to the beach via Gulf Stream's public crossings. Palm Beach International Airport is approximately 25 minutes north via I-95. The town's low density and absence of commercial zoning contribute to a level of privacy that is increasingly difficult to find this close to Atlantic Avenue in Delray Beach, which is roughly two miles to the north.
