Architecture & Design by Bill Wietsma
Wietsma drew on classic West Indies vocabulary: deep overhangs, French doors opening to covered outdoor rooms, and a courtyard plan that brings natural light into every major space. The house sits at a notably high grade for Gulf Stream, which reduces flood insurance exposure and improves drainage across the property. Double entry doors open from the driveway into a landscaped courtyard with a central fountain, functioning as a decompression space before the interior threshold.
Interior Sequence
Black walnut floors run throughout the ground level, paired with detailed moldings and high ceilings that reinforce the traditional character. Transition spaces between rooms were designed with deliberate proportion, avoiding the open-plan anonymity common in newer construction. A home theater occupies its own dedicated room on the ground floor.
The primary suite fills the entire second level, with separate his-and-her bathrooms and dressing rooms. An adjoining balcony overlooks the property. Both an elevator and staircase provide access to this floor.
Guest House & Ancillary Spaces
A detached guest house includes a full bathroom, vaulted white beadboard ceiling, and French doors opening to the grounds. This structure adds flexibility for visiting family or staff. A three-car garage anchors the service side of the property, and a full-house generator provides backup power.
Outdoor Living & Grounds
The covered patio runs the full length of the house, functioning as a primary entertaining space that connects directly to the pool. The heated pool and spa sit within a large yard with mature landscaping and custom exterior lighting. A built-in outdoor grill is integrated into the patio area. The lot's generous depth provides meaningful separation from neighboring structures on all sides.
Location & Access
Gulf Stream is a small, independently governed municipality between Delray Beach and Briny Breezes with its own police force, no commercial zoning, and a reputation for enforcing architectural review standards that preserve the residential character of its streets. The property is within walking distance of Gulf Stream School, a private K-8 institution. The town's oceanfront is a short walk or bike ride east on Gulfstream Road. Palm Beach International Airport is approximately 25 minutes north via I-95, and Boca Raton Airport is roughly 15 minutes south.
