Architecture & Organic Modern Design
Togu Design conceived the residence as a light-infused smarthouse that pairs organic finishes and natural tones with modern massing across three levels. Concrete construction runs throughout, including a dramatic floating staircase in the main foyer. The walled and electronically gated compound sits on a sloping lot that descends from the oceanside beach cabana, across South Ocean Boulevard, to the Intracoastal waterfront entertainment terrace. Impact windows and doors, a whole-house generator, multi-camera security, and Savant smarthouse automation are integrated throughout.
Main Level Interior
A double-door side entry opens through a water garden into an expansive foyer anchored by the concrete floating staircase. The tone-on-tone interior is warmed by organic wood flooring and ceiling treatments. The west wing houses an open-plan living room framed on two sides by floor-to-ceiling glass, looking through a covered terrace to the Intracoastal waterway; a gourmet island kitchen with custom cabinetry, casual dining bar, wine cellar, and walk-in chef's kitchen and pantry; a formal dining area; and the elevator.
The east wing contains a VIP oceanfront guest suite, a private screening room with built-in bar and lounge seating, and a powder room.
Upper Level
The primary suite occupies the west wing with a double-door entry and a bedroom encased in glass on three sides, featuring a floating studio bed, morning bar, and sliders to a covered Intracoastal-view terrace. Partner walk-in fitted boutique closets open to a spa-inspired bath with a freestanding soaking tub, dual vanity, dual water closets, and glass-enclosed shower. The east wing houses a family room or den and three oceanfront guest suites, two of which access an ocean-view covered terrace.
Lower Level & Beach Cabana
The lower level is centered between the covered poolside terrace and an 8-to-10-car auto salon. It contains an open Intracoastal-view family room and kitchen with casual dining bar, a fitness and wellness center with gym, sauna, and spa bath, staff quarters, a glass-enclosed office with soaring double-height ceiling, a second utility room, and a cabana bath. A main-floor two-story atrium window looks down into the office from above.
The oceanside beach cabana sits on pilings and includes a game room and lounge, full bath, and snacking kitchen. A proposed tunnel under South Ocean Boulevard connecting the main house to the beach cabana is currently under permit review for future installation.
Outdoor Living & Waterfront Grounds
The rear entertaining terrace faces the Intracoastal inlet and includes a heated saline infinity-edge pool and adjacent spa, a chaise sun deck, grilling station for alfresco dining, and a cocktail fire pit. Full-service Intracoastal boat dockage is provided. The property is adjacent to the Gemini estate, historically owned by the Dupont, Guinness, and Ziff families and currently belonging to the Ellison family. Mature privacy landscaping and signature palms rim the perimeter.
Location & Access
Manalapan is a barrier island community between the Atlantic Ocean and the Intracoastal Waterway, just south of Palm Beach. The MLS notes proximity to Worth Avenue for dining and shopping. Palm Beach International Airport is a 14-mile drive. The residence is fully furnished by Roche Bobois, though furnishings are not included.
