Architecture & Construction
Sabal Luxury Builders is executing the construction in concrete throughout, including the home's floating staircase. The colonial-framed design by Togu Design integrates floor-to-ceiling glass sliders, glass-railed terraces on multiple levels, and organic wood treatments against a neutral, light-toned interior palette. Impact windows and doors are installed throughout, supported by a whole-house generator and Savant smarthouse automation. The property is walled and electronically gated, with a multi-camera security system.
Main Level Interior
A double-door side entry opens through a water garden approach into an expansive foyer anchored by the concrete floating staircase. The west wing flows as an open plan: living room framed on two sides by floor-to-ceiling glass overlooking the Intracoastal through a covered terrace, a gourmet island kitchen with custom cabinetry, extensive casual dining bar, wine cellar, and walk-in chef's kitchen with pantry. A formal dining area completes the sequence. The east wing contains a VIP oceanfront guest suite, a screening room with built-in bar and lounge seating, a powder room, and the elevator.
Upper Level
The primary suite occupies the west wing with double-door entry and a bedroom encased in glass on three sides, featuring a floating studio bed, morning bar, and sliders opening to a covered Intracoastal-view terrace. Dual fitted walk-in closets flank a spa-inspired bath with freestanding soaking tub, dual vanity, dual water closets, and glass-enclosed shower. The east wing houses a family room or den and three oceanfront guest suites, two with access to an ocean-view covered terrace. A main floor two-story atrium window provides sightlines down to the lower-level office.
Lower Level & Wellness
The lower level is positioned between the covered poolside terrace and the auto salon, which accommodates eight to ten vehicles. An open family room and kitchen with casual dining bar face the Intracoastal. The fitness and wellness center includes a gym, sauna, and spa bath. A glass-enclosed office with a soaring double-height ceiling, staff quarters, a second utility room, and a cabana bath round out the level.
Outdoor Living, Pool & Beach Cabana
The rear entertaining terrace overlooks a heated saline infinity-edge pool and adjacent spa facing the Intracoastal inlet, with a sun deck, grilling station, and fire pit. The oceanside beach cabana is built on pilings and includes a game room and lounge, full bath, and snacking kitchen. A proposed tunnel under South Ocean Boulevard connecting the main house to the beach cabana is currently under permit review. The gated entry leads to a concrete paver drive with an exterior staircase connecting to the pool level.
Water Access & Docking
Full-service boat dockage is located on the Intracoastal side of the property. The inlet setting provides direct Intracoastal Waterway access, with the Boynton Inlet approximately three miles north for Atlantic passage. The secluded inlet position offers a protected docking environment with western sunset exposure.
Location & Access
Manalapan is a barrier island municipality directly south of Palm Beach, flanked by the Atlantic Ocean to the east and the Intracoastal Waterway to the west. The property is adjacent to the Gemini estate, historically held by the Dupont, Guinness, and Ziff families, and currently owned by the Ellison family. Worth Avenue shopping and dining is a short drive north. Palm Beach International Airport is approximately 14 miles west. Manalapan's narrow barrier island geography means ocean-to-Intracoastal parcels of this width are inherently finite; the town's zoning and low-density residential character further limit new inventory.
