Wecselman Design and Benedict Bullock Architecture Group have produced fully state-approved plans for a 1.3-acre ocean-to-intracoastal estate in Manalapan with 100 feet of direct ocean frontage. The property is one of only 35 homes in this barrier island enclave that combine direct oceanfront living with a private west-side boat dock on the Intracoastal Waterway. Permits are ready to be applied for, allowing a buyer to bypass more than a year of planning and approvals and move directly into construction.

Architecture & Design by Wecselman and Benedict Bullock
The approved plans call for a modern oceanfront residence of approximately 16,000 interior square feet, anchored by floor-to-ceiling glass oriented toward the Atlantic. The design team, Wecselman Design paired with Benedict Bullock Architecture Group, conceived the main house and a separate Intracoastal cottage as a two-structure compound spanning the full width of the barrier island from ocean to lake.
Oceanfront Residence
The main house features an infinity-edge pool positioned on the ocean side, Poliform Italian cabinetry throughout, and Calacatta marble as a primary interior material. Floor-to-ceiling glass walls frame direct ocean and beach views, with the layout oriented to maximize frontage across the 100-foot ocean parcel. A six-car garage is incorporated into the plan.
Intracoastal Cottage & Dock
On the west side of the property, a separate residence faces the Intracoastal Waterway. This cottage is paired with a private dock, though dock plans and permits require additional approval. The dual-structure arrangement provides both guest capacity and operational separation between the ocean and Intracoastal sides of the compound.
Grounds & Site
The 1.3-acre site runs from direct sand on the ocean to the Intracoastal waterfront on the west, providing water access on both boundaries. Views encompass the Atlantic Ocean, the beach, and the Intracoastal Waterway. The lot's depth across the island is a defining characteristic of Manalapan's ocean-to-lake properties, a format found in very limited supply along Palm Beach County's coastline.
