Architect Roger Janssen designed this Mediterranean equestrian compound on over four acres across two lots in Saddle Trail Park of Wellington, positioned directly adjacent to the Wellington International horse show grounds and within walking distance of the competition arenas. The property includes an 11,359 square foot main residence, two eight-stall barns, a staff apartment, a sub-irrigated riding arena, a grand prix field, and ten paddocks.

Architecture & Design by Roger Janssen
Janssen's main residence is Mediterranean in style with Palm Beach Island-caliber finishes throughout. The structure was completed in 2015 and sits on a 2.09-acre parcel, with the second adjoining lot expanding the operational footprint to over four acres. The compound was purpose-built as a competition-grade equestrian facility with a primary residence integrated into the site plan, not retrofitted after the fact.
Interior Layout
The ground floor of the main home moves through formal living and dining rooms, a billiards room, an office, a screened porch, a butler's kitchen, and a primary kitchen with adjacent family areas. Cypress ceilings, custom cabinetry, and hardwood flooring carry through the principal rooms. The upper level houses the primary suite along with three additional bedrooms. A separate guest apartment is attached to the main residence, bringing the total bedroom count to five plus the office in the main house.
Equestrian Facilities
Two eight-stall barns anchor the working side of the property. A newly constructed sub-irrigated riding arena measuring 210 by 125 feet provides a controlled training surface regardless of season. The grand prix field and ten paddocks complete the equestrian infrastructure. The adjacency to Wellington International is the defining locational asset: riders can hack directly to the show grounds rather than trailering, a logistical advantage that a small number of properties in Saddle Trail Park can offer.
Outdoor Living & Grounds
A heated infinity pool overlooks the grand prix field, connecting the residential and equestrian zones visually. The screened porch extends the living space outward. The compound is gated, and a full-house generator provides backup power for both the residence and barn operations.
Location & Access
Saddle Trail Park of Wellington is the tightest ring of residential equestrian parcels around the Wellington International show grounds. Properties here command premiums specifically for walk-to-competition proximity, which eliminates the trailering friction that parcels further west in Wellington's equestrian corridors face. Palm Beach International Airport is approximately 25 minutes east. During the winter season, when the Wellington show circuit draws international competitors from January through April, proximity to the grounds becomes a scheduling and operational advantage that directly impacts training hours.
Staff & Guest Accommodations
A three-bedroom staff apartment is situated separately from the main residence, providing on-site housing for barn managers or grooms. The guest apartment within the main residence offers additional capacity for owners or visiting riders during the competition season.
