Architecture by Robert A.M. Stern with Pembrooke and Ives Interiors
RAMSA's design for South Flagler House draws on classical proportions and limestone detailing consistent with the firm's residential tower work in New York and Miami. The two 28-story structures sit on 3.4 acres along the Intracoastal, housing 105 residences ranging from two to five bedrooms. Pembrooke and Ives, the New York interior design firm, handled common area and residence aesthetics, a pairing that reflects Related Ross's positioning of the project as the most amenity-dense development per residence in Palm Beach County.
Interior Layout
A private elevator opens directly into the residence, arriving at a great room with western exposure over the Intracoastal. The eat-in kitchen sits adjacent, and a library or office provides a secondary working space within the unit. The primary suite includes dual bathrooms and dual walk-in closets, a configuration that avoids the shared-vanity compromise common in even high-end condominiums.
A dedicated guest wing with its own private terrace separates visitor quarters from the main living areas. The layout totals 6,634 square feet including outdoor space, with 5,743 square feet under air, giving the residence nearly 900 square feet of terraces oriented toward the water and city skyline.
Building Amenities and Services
South Flagler House provides on-site concierge services, attended lobby, key card entry, security patrol, and fire suppression systems throughout. The building's amenity program, which Related Ross has described as the largest per-residence offering in Palm Beach County, is designed to function at the level of a private members' club. Two garage spaces convey with this residence.
Location and Access
The building sits on the west side of Flagler Drive in the Jefferson Park area, directly across the Intracoastal from the southern end of Palm Beach Island. Palm Beach International Airport is approximately ten minutes west via Okeechobee Boulevard. The Flagler Drive corridor between Southern Boulevard and Okeechobee has become the primary axis for high-rise waterfront development in downtown West Palm Beach, with South Flagler House joining several towers that have reshaped the skyline since 2020. Residents are positioned within a short drive of both the Royal Park Bridge and Southern Boulevard Bridge for access to Palm Beach Island.
