Renovation & Building Systems

The current owner acquired the property in January 2019 as a stripped shell with no power. Over 18 months, the warehouse was rebuilt with infrastructure calibrated for climate-sensitive storage. The renovation included a new TPO roof, 10 quiet-air HVAC units, three commercial dehumidifiers, and a pre-action sprinkler system designed to protect high-value contents from both fire and accidental discharge.

Electrical capacity was installed from scratch: 600 amps distributed across three panels at 208 each. A full-building natural gas generator provides uninterrupted power. Carbon monoxide detection with integrated ventilation and a fire alarm system with smoke detectors are built into the infrastructure. The building is fully sprinklered.

Access & Layout
