Roger Janssen designed and Tim Benitz built this 2023 family compound comprising a main house and two guest houses on a half-acre lot in the Lake Place subdivision of West Palm Beach's South End. The property includes a private easement to South Flagler Drive and the Intracoastal Waterway, a feature that materially distinguishes it from most inland parcels in this neighborhood.

Architecture and Design by Roger Janssen
The compound is organized as three separate structures across nearly 24,000 square feet of lot area. Roger Janssen's design bridges traditional South Florida residential language with current construction standards, completed in 2023 by builder Tim Benitz. The main house and both guest houses were built new, not renovated, giving the entire compound a uniform construction vintage and eliminating the deferred maintenance concerns common with older South End properties.
Interior Layout
Total living area across all three structures is 4,512 square feet under air, with 5,269 square feet of total enclosed space. Six bedrooms and four full baths plus a half bath are distributed across the main house and guest houses. The two-car garage serves the main residence.
Grounds and Outdoor Living
The half-acre lot, roughly 23,958 square feet, is large by South End standards, where many parcels run a quarter-acre or less. The grounds include designed garden areas and a lap pool positioned as the central outdoor feature between the structures. The landscaping was planned as part of the original construction, not retrofitted, which accounts for the integrated circulation between buildings.
Location and Access
The property holds a private easement to South Flagler Drive, providing direct pedestrian access to the Intracoastal Waterway waterfront. This is a meaningful detail: South End parcels west of Flagler rarely carry deeded Intracoastal access. Downtown West Palm Beach, Clematis Street, and the Brightline station are within a short drive north. Palm Beach Island is accessible via the Southern Boulevard bridge, approximately two miles east. Palm Beach International Airport is roughly ten minutes by car. The Park golf course, the newly opened municipal course on the former Breakers West site, is a short drive west.
