Alba Palm Beach Overview

Alba Palm Beach is the only new development in Northwood with a private dock and direct Intracoastal boat access. The 22-story tower at 4714 North Flagler Drive contains 55 residences (51 condominiums and four multi-story townhomes) on a 1.71-acre waterfront site with no fixed bridges between the property and the Atlantic. It is the first luxury waterfront condominium in the neighborhood.

Developed by BGI Companies (Kenneth Baboun) and Blue Road Group, the project is designed by Spina O’Rourke + Partners, with a curved facade and material palette referencing the adjacent waterway. The site faces Palm Beach Island to the east with western exposure over the mainland.

A partnership with Mount Sinai New York provides concierge medical care for residents, and each buyer receives a complimentary one-year membership to the Palm Beach Yacht Club. The combination of private dock, townhome format, and medical concierge is not available at any competing tower in the market.

Alba sits on North Flagler Drive in Northwood, a mixed-use neighborhood of dining, galleries, and independent shops 3.3 miles north of downtown West Palm Beach.

The Northwood stretch of the Intracoastal has no fixed bridges restricting vessel access to the Atlantic, a distinction from many waterfront sites farther south in Palm Beach County. Peanut Island Park is a short boat ride east, and Palm Beach Island is visible across the water.

Condominiums at Alba range from approximately $2.8 million to $7 million. Townhomes are priced from $7 million to approximately $10.6 million. Two-bedroom residences start at $2.8 million with 1,746 SF of interior space and 570+ SF terraces. Three-bedroom layouts begin at $3.5 million with interiors ranging from 1,778 to 2,770 SF and terraces exceeding 1,500 SF.

The four townhomes are the largest and highest-priced residences in the building, spanning 4,500 to 6,304 SF across two or three stories with private plunge pools. Waterfront townhome-format residences are uncommon in West Palm Beach new construction; most competing towers offer flat-floor condominiums only.

Terraces across the building average approximately 2,000 SF. For reference, the two-bedroom terrace is 570+ SF, while three-bedroom terraces exceed 1,500 SF. The full price sheet and availability by residence are available through our advisory team.

Alba offers 10 distinct floor plans across 55 total residences: 51 condominiums and 4 multi-story townhomes. Condominiums are configured as two- and three-bedroom layouts with 2.5 to 4.5 bathrooms. Townhomes have four bedrooms across two or three levels.

Interior sizes range from 1,746 SF for a two-bedroom to over 6,300 SF for the largest townhome. The tower floor plate places four units per floor with private vestibule entry on each. Every unit includes a summer kitchen on the terrace.

Alba Palm Beach is scheduled for delivery in 2026. The project broke ground in August 2023, and the building reached its full 22-story height in May 2025.

The developer is BGI Companies in partnership with Blue Road Group, with construction by Moss Construction. The project secured a $95 million construction loan. Spina O’Rourke + Partners is the architect of record.

Alba is at 4714 North Flagler Drive in Northwood, West Palm Beach, directly on the Intracoastal Waterway. The site is 3.3 miles north of downtown West Palm Beach and approximately 10 minutes from Palm Beach International Airport.

Northwood is a mixed-use neighborhood with independent galleries, restaurants, and retail along Northwood Road. The area sits between the waterfront corridor of North Flagler Drive and the commercial spine of Dixie Highway, with direct I-95 access approximately five minutes west.

The site has direct Intracoastal access with no fixed bridges between the property and the open Atlantic. Many waterfront buildings along the Intracoastal in Palm Beach County sit behind restricted-clearance bridges, limiting vessel height and access. Worth Avenue on Palm Beach Island is roughly 10 minutes south by car, and the Brightline station in downtown West Palm Beach is approximately 12 minutes away.

Alba dedicates its sixth floor to approximately 25,000 SF of amenity space. The level includes two pools (a sunrise pool facing the Intracoastal and a sunset pool facing west), a Technogym fitness center, yoga and Pilates reformer studio, spa with steam room, sauna, and cold plunge, plus treatment rooms.

Social spaces include a private dining room, wine room, resident lounge, theater, multi-sport simulator, conference center, and private workspaces. Outdoor areas include poolside cabanas, sun decks, an art and relaxation garden, and grill stations. The building provides 24-hour concierge service, valet parking, and a staffed lobby.

Alba includes a private dock with boat slips for residents and a day dock for guest vessels. No other new-construction building in Northwood offers direct water access. A partnership with Mount Sinai New York provides concierge medical care, and Sollis Health access is also included.

As a new building, Alba’s reserve fund will be established at turnover from the developer to the homeowners’ association. Buyers should review the prospectus and proposed budget documents, which detail anticipated operating expenses for the first year of association control.

Additional monthly costs may include dock slip fees (if applicable), storage, and opt-in services. Florida has no state income tax. Property taxes in Palm Beach County are assessed annually based on market value, with homestead exemption available for primary residents. Alba is a poured-concrete structure, consistent with the construction standard for high-rise buildings in South Florida. The building includes impact-rated glazing, central air filtration, touchless elevator systems, and smart-home-ready wiring. Kitchens are by Italkraft with Sub-Zero refrigeration and Wolf cooking appliances.

The floor plate of four units per floor is lower density than many comparably sized towers in West Palm Beach, which commonly place six to eight units per floor. This configuration provides flow-through layouts with exposure on multiple sides. Private vestibule entry on each floor separates unit access from common corridors.

Alba is the only new-construction condominium in Northwood, a neighborhood that has not previously had high-rise residential development along the Intracoastal. Most competing waterfront condominiums in West Palm Beach do not include dedicated boat slips; Alba does.

In pricing, Alba’s $2.8M–$10.6M range sits below the towers along South Flagler Drive (where entry points often exceed $5M) while offering larger terrace proportions and a townhome format unavailable at most competing buildings. The 55-unit count is one of the smaller new towers in the market.

The Northwood location is both an advantage and a consideration. The site offers a quieter waterfront setting with unrestricted ocean access, but the neighborhood’s commercial and dining infrastructure is less developed than the downtown corridor. Florida’s zero state income tax is a primary driver for buyers relocating to Northwood. Establishing domicile through a primary residence at Alba eliminates state tax liability on earnings, investment income, and capital gains.

Property taxes in Palm Beach County are assessed annually based on the property’s market value. Homestead exemption is available for Florida residents who designate the property as their primary residence, reducing the assessed value by up to $50,000 and capping annual assessment increases at 3%. Non-homesteaded properties (second homes or investment units) face no cap on annual assessment increases.

Domicile establishment requires meeting several criteria, including voter registration, driver’s license, and days of physical presence. Rental policies at Alba are governed by the condominium association’s declaration of covenants. Buyers should review the association documents for specific restrictions on lease terms, minimum rental periods, and tenant approval requirements.

New developments in West Palm Beach typically impose minimum lease terms consistent with other boutique luxury buildings in the market, with some buildings requiring board approval of tenants. Short-term vacation rentals (under 30 days) are generally prohibited in most condominium buildings in Palm Beach County.

Comparable new-construction waterfront condominiums in West Palm Beach have seasonal rental rates in the $15,000–$30,000 per month range, depending on unit size, floor, and season. Our team can provide specific rental comparables and projected yields by unit type.

Alba has 55 total residences, which limits internal resale inventory compared to towers with 100 to 300+ units. The private dock and townhome format have limited comparable supply in the West Palm Beach waterfront market.

Northwood has seen increased commercial investment and dining/retail development over the past several years, and Alba is the first high-rise residential building on this stretch of the Intracoastal. As of this writing, there is no competing new-construction inventory at the luxury tier in the immediate neighborhood.
