The Record Book
The top of this market barely touches its own listing services. The record deed, $155M in March 2023, bought a three-parcel oceanfront compound of about 2.7 acres, quietly shopped and never listed. The county recorded the full price on one 0.18 acre slice of it, the way assembled holdings often close. The acreage beside the record in the table below carries a note for that reason. The $148M sale of 2024 was private too, along with 15 of the town's 35 sales at $50M and above. The $122.7M sale of February 2021 shows a different blind spot: it was listed, but only on the town's own board, invisible to anyone reading the regional feed alone.
The one open-market giant proves the same point twice. Tarpon Isle, the town's private island, sold quietly for $85M in 2021. It was rebuilt and returned to the open market in May 2024 at $152M, the highest MLS sale in the town's history. Both halves of that trade sit in the table below.

The Private Top
Since 2021 the town has recorded 225 qualified sales of $3M or more with no matching closing on either board, $4.1 billion in all. The pattern has a clear shape. In the 2021 frenzy, roughly 45 percent of the town's deed dollars moved privately, as owners sold to direct approaches before listings could happen. The share has fallen almost every year since, to about 21 percent in 2026. The open market has been reclaiming Palm Beach.
The exception is the summit. Buyers at $50M and beyond still transact almost entirely in private, and 58 of the 184 sales at $20M or more closed off both boards. How those deals come together, and how buyers reach them, is the subject of its own report in this series.

Six Years, Year by Year
The medians tell a story of repricing that held. The median qualified sale ran $8M in 2021, $11.2M in 2022, and $12.9M so far in 2026, with the trailing twelve months near $12.8M. Estate land of $10M and up has carried a median near $45.8M per acre since 2024. The tempo tells a second story. The median listing found its buyer in 46 days in 2021 and takes about 112 days now, a market that has traded frenzy for depth.

Palm Beach's record book runs deeper than any single feed shows. The record is $155M, a 2.7 acre compound sold privately in 2023, and ten of the fifteen largest sales since 2021 never reached either board. $4.1 billion has moved quietly in six years. The broad market tells the opposite story, with the private share of dollars falling from 45 percent at the frenzy's peak to 21 percent now. The town's biggest deals still happen quietly, while its everyday sales have returned to the boards.
For a buyer or seller weighing the town: Work from the whole record, both boards and the deed ledger, before you write or weigh a number. The biggest decisions in this town are made before anything is published, and the fullest record wins the negotiation.
The record combines three sources. BeachesMLS and the Palm Beach Board of Realtors MLS are joined and deduplicated for the open market, since the town lists on two separate boards. The Palm Beach County Property Appraiser's qualified deed record covers everything else. A private sale is a deed of three million dollars or more with no matching closing on either board. Matching runs on street number and street name, within sixty days and five percent of price. Deed prices govern where the records differ. The town board's own closed-sale record, exported back to October 2020, is folded into the open-market side, so every year's private share is fully measured.
Acreage is the county parcel record. Assemblages sometimes record on a single small parcel. Per-acre statistics therefore use sales of ten million dollars and up on parcels of at least three tenths of an acre. Implied figures above $120M per acre are excluded as deed artifacts. Scope is the Town of Palm Beach, single-family only, with South Palm Beach and townhouse enclaves excluded. No owner is named.
