The Club, Counted
The method matters at this altitude, so it comes first. We pulled every qualified single-family deed of $40M or more recorded in the county since January 2021 and excluded institutional portfolio deeds. Then we matched each sale against every MLS record we hold, both Palm Beach boards included. The result is a complete club roster: 45 sales at $50M and up, $3.5 billion in all. The split is the finding. Nearly half, 22 of the 45, closed privately, so a reader of listings alone has seen barely half of this market. The chart counts both lanes by year, and both have stayed active in every year since 2021.

The Record and Its Neighbors
The record is a Manalapan estate of roughly 15.6 acres from ocean to lake, recorded at $173M in June 2022. Press coverage confirms the deal was struck off market, though the estate was hardly unseen. Its long public campaign under prior ownership ended in the $94.2M open-market sale of March 2021. That gap makes the record deed the county's greatest resale as well, up 84% in fifteen months. The next tier belongs to the Town of Palm Beach. The $155M compound deed of 2023 leads it, then the $150M Tarpon Isle closing and the $148M North County Road sale, both of 2024. Of the ten largest, 6 closed privately. The table carries the twelve largest, each marked by how it sold.

Where the Club Lives
The club's geography is startlingly narrow. The Town of Palm Beach holds 31 of the 45 sales and Manalapan holds 7 more. Two barrier-island towns carry most of the county's market above fifty million. Oceanfront Delray Beach and Highland Beach contribute the next tier. The rest is a short list of exceptions. The oceanfront corridor by North Palm Beach, home to Lost Tree Village, appears 3 times. Wellington contributes one equestrian compound of nearly eighty acres, and the Bears Club in Jupiter contributes one estate. Buyers who want this club are choosing among about 6 settings. That is why the Palm Beach record book and the per-foot study matter so much at this level.

The Doubles
The book's strangest feature is how often the same property returns. Seven properties inside the $40M book have already sold twice since 2021. The Manalapan record is one. Tarpon Isle is another, $85M privately in 2021 and $150M on the open market after its rebuild. A North Ocean Boulevard estate ran $64M to $86M in ten months. North Lake Way's $49M sale of 2021 closed at $66.1M by the end of 2025, its second resale of the era. At this altitude the market is thin, the buyers are few, and yet the repeat record keeps clearing higher. That is the strongest single fact in this book.

How These Sales Happen
Nearly half of this book closed with no MLS record of the deal, and that share has not faded as the broader market normalized. Our county off-market study shows why: the higher the price, the more the market moves through direct approaches, estates settling and neighbors expanding, all handled quietly. This book was assembled from the deed record, not the listings. It holds 45 sales worth $3.5 billion since 2021, and 22 of them closed with no MLS record at all. The record $173M was set quietly in Manalapan in 2022, fifteen months after the same parcel traded openly for $94.2M. Two island towns hold most of the club, and its repeat sales keep clearing higher.
For anyone buying or selling at this level: The listed market is the half everyone can see, and the half that never lists is where the record was set. Work from the deed record, and have someone who reads it daily weigh any number before you write or accept one.
The roster covers qualified single-family deeds of forty million dollars or more recorded in Palm Beach County from January 2021 through August 2026, pulled from the Property Appraiser's sales record. Institutional portfolio deeds, where one bulk price records across dozens of parcels, are excluded, including a $190M rental-portfolio transfer spanning 477 parcels. A sale is classified as open-market when a matching closing exists in any MLS record we hold, both Palm Beach boards included. Matching allows ninety days and six percent of the deed price. Multi-parcel deeds of a single estate are counted once, and the club threshold is applied to the deed price. Where deed and board prices differ, this book quotes the deed: Tarpon Isle records at $150M in the deed and $152M on the boards. One calibration matters at this altitude. Private means we find no MLS closing for the deal itself in any feed we hold. Listings at this level are sometimes scrubbed after closing, and several club properties ran public campaigns in earlier years, so private describes the closing, never the property's whole history. Where press coverage documents how a deal was done, we defer to it. Family and related-party transfers are screened three ways. The county's own qualification codes exclude non-market deeds. We compare the parties and price motion on every repeat pair, and we check the press record on every sale we name. The doubles table holds only pairs with distinct parties on each side.
Jupiter Island's town side sits in Martin County and is therefore outside this book. Its $58M record is covered in our Jupiter Island series. Acreage is the county parcel record, and assembled compounds can hold more land than one parcel shows. No owner, buyer, seller or agent is named.
