The Village Format
The format is the project's argument. Four buildings of five stories, lettered A through D, share 5.5 acres with roughly 22,000 square feet of shops and restaurants at street level. The sand sits about 400 yards from the property, an ordinary walk rather than a drive.

Every figure in both ranges is an offering price rather than a recorded sale, and no closing has yet recorded at the building. The floor rose. A buyer who wanted the least expensive home at launch faced $1.5M, and a buyer today faces a reported $2.5M, a million dollars higher after three years of selling. The reported ceiling fell from $8M to $4.1M. The likeliest reading is that the largest homes found buyers early, though contracts are private and no deed proves it. What can be said plainly is that the offered spread narrowed from both ends while the entry climbed.
What the Move Says
Developers reprice against the demand they see in their own galleries, and this one raised the entry by a million dollars over three years. The signal reaches past one address. Nautilus 220, the north county's other 2026 delivery, opened in March above the Lake Park marina more than ninety percent sold. Read together, the two projects point to steady demand for new homes in the north county at these prices. The next test is recorded closings, and Caretta's first deeds arrive with its first keys.
