How Membership Works at Admirals Cove
Membership at Admirals Cove is mandatory for every homeowner. It is an equity club with golf, marina and social categories. The campus behind them holds forty-five holes across three courses and a seventy-seven slip deep-water marina behind no fixed bridges, with roughly seven miles of navigable waterways threading the community.
The approval process runs parallel to the real estate transaction. A buyer identifies a home, submits the club application with references, and sits for a membership committee interview while the purchase moves toward closing. The two tracks are designed to finish together. An advisor who works inside the community can sequence both so neither one stalls the other.
You will notice this report quotes no initiation figure and no dues schedule. The club sets those terms, revises them over time, and shares current numbers with serious applicants. A fee figure published anywhere else starts aging the day it appears, so we send every fee question to the membership office. How Often Homes Come to Market
Admirals Cove holds roughly 900 residences, and the record shows 361 closings in six years and eight months. That is an average of about 55 sales a year, roughly six percent of the community turning over annually. Selection exists here in most months. Smaller clubs nearby ask buyers to wait a season or more for the right home. The Loxahatchee Club records about eleven trades a year from 285 homes, and The Bears Club records about three estate closings in a typical year.
The liquidity comes from breadth. Condominiums and townhomes, Golf Village homes, canal-front houses and Intracoastal estates all trade under one gate, so the market serves several kinds of buyer at once. The pace has settled since the surge years early in the window, and the chart below shows what settling looked like: fewer closings each year, at prices that kept climbing.

What Each Product Costs
The entry point is the condominium and townhome market, which has recorded 40 closings since the start of 2024 between $1.79M and $6.15M. Captains Way and Golf Village carry most of that flow. These homes buy the gate, the club campus and the address at a fraction of the estate cost.
Single-family pricing is a story about water. Interior and golf-course homes recorded a median of $3.25M over the same window, while waterfront homes recorded $11.25M. The two ranges overlap near their floors, where older cottages and teardown candidates trade on lot value, and then separate sharply. Profile of a Typical Admirals Cove Sale
Take the closings from January 2024 through the export and the typical single-family sale comes into focus. The median home is about 5,300 square feet on 0.45 acres, and it closed at $8.5M, which is $1,750 per square foot. Buyers at that level are overwhelmingly paying cash, 93 percent of financed-or-cash records in the window.
The condominium market runs on different math. Its median sale is $2.85M at about $1,175 per square foot, with monthly association fees higher than most single-family homes carry because the buildings fund more shared structure. The table below holds the two products side by side.

How Quickly Homes Sell
The recent market clears efficiently without being frantic. Single-family sales since 2024 carried a median of 43 days on market, and the median closing landed at 95 percent of the final asking price. Well-priced homes attract their buyer inside two months, and sellers who reach beyond the record wait considerably longer.
For buyers the practical reading is a five percent negotiating window on a typical listing, wider on stale inventory and narrower on renovated waterfront. With cash dominating the field, terms compete as hard as price. A financed offer wins by closing fast and keeping contingencies lean. Carrying Costs Beyond the Purchase
Three layers of cost sit under every purchase here. The first is the homeowners association. MLS records in the recent window show a median of about $1,058 a month for single-family homes and about $2,358 for condominiums, varying widely by sub-association. The third layer is the club itself: equity at joining, annual dues and minimums after. What Is Available Right Now
As of September 10, 2026, nineteen listings are open inside the gate. They run from $2.35M for a two-bedroom condominium on Spyglass Way to $23M asked on Eagle Drive, with a median asking price of $6.75M. Every price on the shelf is an asking price, a test the market has not yet graded. The recorded record above them all remains the Commodore Drive closing.
