Built for Estates Before the Street Wanted Them
WCI Communities finished the tower in 2003 to a design by Schwab, Twitty and Hanser, fifteen floors on the Intracoastal at 622 N Flagler Drive. The premise was unusual for its decade. Four tower plans run from 4,035 to 5,650 square feet, and four penthouses run to 9,061. Every home was drawn for people leaving a large house rather than trading up from an apartment. Boat slips at the door take vessels to one hundred feet.
For years the building had the estate-scale waterfront market largely to itself. Then the street grew famous. The Bristol delivered in 2019 south of the bridges, South Flagler House tops off for 2027, and the corridor's money now runs along South Flagler. The tower on the north end kept doing what it was built to do, quietly, which is the story this record tells.
Seven Sales in One Year, Then Almost None
The building's modern record starts with the pandemic wave. Seven residences closed in 2021 alone, nearly half of everything recorded since. Buyers cleared out inventory that had sat for years, including a tenth floor residence that took 731 days to find its first buyer. What followed was the repricing. That same residence returned eight months later and closed at $10.2M in February 2022, more than double its May 2021 price, and it still stands as the building's recorded high.
The residence was not alone. A fifth floor home bought in June 2021 resold that December at a sixty-four percent premium. A second floor residence closed above its asking price in the spring of 2022. Then the wave passed, and the building returned to its natural pace of roughly one to three recorded sales a year.

The 03 Stack Holds the Whole Arc
The clearest way to read the tower is its 03 stack, a floor plan of about four thousand square feet repeated up the building. Five sales since 2021 trace the full arc. The line opened the window at $1,239 a recorded foot and peaked at $2,522 in the February 2022 record. It stepped down through 2023 to $1,214 on the eighth floor in March 2025. That last sale took 672 days and closed at exactly its final asking price.
Read the arc honestly. Floor level, condition and renovation separate these homes, and five sales cannot carry a trend line. What the stack does establish is the range a buyer should expect here, and the patience sellers need at the top of it.

Where It Sits on Flagler Drive
Flagler Drive now holds four distinct condominium answers, and the record prices them far apart. The Plaza, the 1986 twins downtown, recorded 79 closings since 2021 at a median $880 a foot, the corridor's entry level and its most liquid address. The Bristol recorded a trailing-year median of $15.3 million at $3,218 a foot across three sales. South Flagler House has recorded nothing yet and asks from $8.55 million to $70 million on eight open lines. One Watermark Place sits between the eras, with its four closings since January 2025 landing between $919 and $1,218 a recorded foot.
The gap to the new towers is the corridor's central fact. A buyer at The Bristol pays roughly three times this building's recent recorded level for current construction, higher common-area finish and a private-club service model. What the older tower answers with is floor area, slips at the door and a recorded history. The amenity sets below put the three side by side.

What a 2003 Tower Asks of a Buyer
A purchase here carries the diligence any pre-2020 coastal high-rise now carries. Florida's post-Surfside rules require a milestone structural inspection, which for this building falls due between 2028 and 2033, and fully funded reserves behind it. Before an offer, read the master insurance policy, the latest reserve study, the five year assessment history and the inspection timeline. How the Building Actually Trades
The building page shows no open listing this week, and its census is blunt about why. With forty-eight residences and low turnover, some homes here sell before they reach the public platforms. The recorded table below is therefore a floor, not the whole ledger. Owners field approaches, buyers wait for a specific line, and the public feed catches what the two sides choose to run through it.

Bottom Line
The building's case has not changed since 2003. It is the size of the homes, the water at the door and a full service standard that predates the street's new money. The street repriced around it twice, once upward in the pandemic winter and once by building new at multiples of its level. That leaves the quiet giant where it has always sat, holding some of the largest floor plans on the water at a fraction of the street's newest prices. The buyers it suits are the patient ones.
