The Breakers' Own Address
The building's premise has no twin on the island. Residences sit directly on the resort's oceanfront. Ownership carries access to the hotel's beach club and spa along with fitness, golf, tennis and the concierge world. The carrying cost runs higher than most competing island condominiums, but the fee replaces a stack of memberships a family would otherwise assemble one application at a time. Owners describe the arrangement simply: the island's grandest resort is the amenity deck.
Plans are large, mostly three to five thousand square feet, with the terraces and ceiling heights of its late 1980s vintage. That vintage is also the point of the price spread below. The building offers 1980s bones at the island's best address, and the market now prices what each owner has done with them.
Two Tapes in One Building
Read the six sales as two sets. The original set runs a tower line at $1,751 per square foot this August after more than a year on market. Beside it sit a 3,474 square foot line at $2,101 in forty two days and a double unit at $1,993. The finished set: $3,995 per square foot in November 2024 and the penthouse at $3,792 this May. Identical address, identical resort privileges, and a factor of two between the tapes.

Pricing the Spread
A spread near $1,900 per square foot means a 3,200 square foot residence carries roughly six million dollars of recorded difference between dated and done. No renovation at this scale costs that, even at the island's trades premium and even allowing a year of carrying the resort fee while the work runs. The market pays handsomely for finished work here and discounts unrenovated lines just as hard. It is a sharper version of the ladder we read at Carlton Place.
The discount side carries its own message. Original lines here sit long, the August sale needed 379 days, and sellers of dated residences who anchor on the finished tape are the reason. The two tapes do not blend, and the recorded record says buyers refuse to split the difference.
Who the Building Fits
The finished lines fit buyers paying for the address at its full expression, no dust, no permits, resort life from day one. The original lines are the island's most interesting project trade: the widest recorded spread to renovate into, underwritten by the building's own closings. Either way the resort economics deserve a clear-eyed read beside the building's record and the island's broader building ledger. We walk both strategies with clients each season in Palm Beach.
Bottom Line
Two North Breakers Row trades as two markets wearing one address. Original lines clear near two thousand dollars a foot and finished lines near twice that, with the resort privileges constant across both. The spread is wider than any renovation costs, which makes the dated lines the opportunity and the finished tape the proof. Few buildings anywhere price the value of done this plainly.
For buyers reading the two tapes: pay the finished tape only for finished work. The building's own record funds the renovation several times over, and it is the rare address where the comps, not the agent, make that argument.
Sales are recorded BeachesMLS closings for Two North Breakers Row, town of Palm Beach, November 2024 through August 2026, the window our feed covers for the building. Island transactions also close through the Palm Beach Board and privately, so recorded counts understate total activity.
Price per square foot divides recorded price by listed living area. Condition readings follow the listings' own presentations. Renovation cost comparisons are order of magnitude observations, not estimates for any specific residence.
