Where the Island Bends
The Curve's late 1970s and 1980s buildings hold large plans on direct ocean, a product the island's in-town blocks cannot offer at these sizes. Trading here is steady rather than rare. Fourteen closings in two years means live comparables, honest pricing pressure, and a market where both sides can see the last sale. The buildings share the stretch with the townhouses of Sloans Curve Drive, and together they form the island's southern answer to Carlton Place and its neighbors just down the boulevard.
One Stack, Many Prices
Twenty One Hundred's repeating plans make the Curve legible. The same 3,107 square foot line closed renovated at $7.8 million in January 2025 and again at $6.5 million this month. The 2,385 square foot lines ran from $2 million as a project to $4 million done. Condition explains nearly all of it. The pattern matches the ladder we documented at Carlton Place, and here the stack trades often enough to reprice every season.

The Townhouse That Reset It
The July closing at 2 Sloans Curve Drive brought $17 million after 199 days, the Curve's recorded high and the sale we profiled when it reset the stretch. Records at the top do their work downward. The January 2025 sale at 1 Sloans Curve Drive brought $14.9 million in two weeks, and the pair now brackets the Curve's rarest product. Below them, the towers' renovated ceiling and project floor both moved up within the year.

Bottom Line
The Curve is the island's most readable oceanfront market. It holds enough closings to price any line within a season, a condition ladder drawn by repeating plans, and a townhouse record that lifted the stretch. Buy the project line against the renovated comp, or the finished line against the record, and the Curve's own record does the appraising.
For buyers watching the Curve: the spread between project and finished on the same plan has held wide for two years. That spread, not the ocean, is the working opportunity on this stretch.
Sales are recorded BeachesMLS closings for the Sloan's Curve stretch, meaning the towers at 2000 and 2100 South Ocean Boulevard and the Sloans Curve Drive townhouses. The window runs October 2024 through October 2026, deduplicated across boards. Island transactions also close through the Palm Beach Board and privately, so recorded counts understate total activity.
Price per square foot divides recorded price by listed living area. Condition readings follow the listings' own presentations.
